Housing Price Index in EEC Area, Q1 2026
The Real Estate Information Center (REIC) of the Government Housing Bank (GHB) has prepared an analysis titled "Housing Price Index in the EEC Area, Q1 2026", which has a value of 126.4 points, an increase of 1.3% compared to the same period last year (YoY), where the index was 124.8 points. However, it has slightly decreased by 0.1% compared to the previous quarter (QoQ). This reflects that housing prices in the EEC area continue to rise, although the rate of increase has slowed compared to previous periods. This is due to the housing market having a high level of unsold units, prompting developers to adjust their marketing strategies to accelerate stock clearance by aligning prices with the purchasing power that remains sluggish amid a slowing economy.
When categorizing the housing price index by area, it is found that:
- Chonburi has an index value of 130.3 points, an increase of 1.9% compared to the same period last year (YoY), where the index was 127.9 points.
- Rayong has an index value of 122.5 points, an increase of 0.6% compared to the same period last year (YoY), where the index was 121.8 points.
- Chachoengsao has an index value of 122.2 points, an increase of 1.3% compared to the same period last year (YoY), where the index was 120.6 points (details in Table 1 and Charts 1 to 3).


For the housing price index in the EEC area, it is found that:
- Single House Price Index has an index value of 150.0 points, an increase of 1.4% compared to the same period last year (YoY), with no change from the previous quarter (QoQ). This is divided into:
- Chonburi has an index value of 155.7 points, an increase of 2.0% compared to the same period last year (YoY), where the index was 152.7 points.
- Rayong has an index value of 143.5 points, an increase of 1.3% compared to the same period last year (YoY), where the index was 141.6 points.
- Chachoengsao has an index value of 147.0 points, an increase of 1.6% compared to the same period last year (YoY), where the index was 144.7 points (details in Table 2).

- Duplex House Price Index has an index value of 115.5 points, an increase of 2.6% compared to the same period last year (YoY), but decreased by -0.1% compared to the previous quarter (QoQ). This is divided into:
- Chonburi has an index value of 120.1 points, an increase of 3.4% compared to the same period last year (YoY), where the index was 116.1 points.
- Rayong has an index value of 112.9 points, an increase of 1.2% compared to the same period last year (YoY), where the index was 111.6 points.
- Chachoengsao has an index value of 108.0 points, an increase of 3.3% compared to the same period last year (YoY), where the index was 104.6 points (details in Table 3).


- Townhouse Price Index has an index value of 113.8 points, with no change compared to the same period last year (YoY), but decreased by -0.1% compared to the previous quarter (QoQ). This is divided into:
- Chonburi has an index value of 115.0 points, an increase of 0.1% compared to the same period last year (YoY), where the index was 114.9 points.
- Rayong has an index value of 110.9 points, a decrease of -1.3% compared to the same period last year (YoY), where the index was 112.4 points.
- Chachoengsao has an index value of 111.5 points, a decrease of -0.8% compared to the same period last year (YoY), where the index was 112.4 points (details in Table 4).

For promotional offers on housing projects currently for sale this quarter, it was found that most are offering gifts as incentives, such as free air conditioners, curtains, furniture, water pumps, and water tanks at 50.0%, an increase from 43.3% in the previous quarter. Following this, free transfer fees at the time of ownership transfer accounted for 34.3%, a decrease from 44.5% in the previous quarter, and cash discounts accounted for 15.7%, an increase from 12.2% in the previous quarter (details in Chart 4).
Data Collection Method
The new housing price index in the EEC area consists of the single house price index, duplex house price index, and townhouse price index from new housing projects that are still for sale. Projects that are still for sale refer to those with at least 6 unsold units. In compiling this price index, second-hand houses are not included.
The area for data collection and compilation in the EEC area (Chonburi, Rayong, and Chachoengsao provinces).
The sampling method for this price index will use purposive sampling with a total of 250 samples. The selling prices used to compile this price index are the actual selling prices, which have had the value of promotional items deducted from the listed prices, using the year 2022 as the base year.
