Condominium Price Index in the EEC Area, Q1 2026
The Real Estate Information Center (REIC) of the Government Housing Bank (GHB) has prepared an analysis titled “Condominium Price Index in the EEC Area Q1 2026” with an index value of 101.9 points, a decrease of -1.0% compared to the same period last year (YoY), which had an index value of 102.9 points. Compared to the previous quarter (QoQ), the index decreased by -0.3%. The decline is primarily due to a high level of unsold condominium supply in the market, especially in certain locations where new projects are continuously launched, leading developers to accelerate the clearance of housing stock through marketing strategies such as offering incentives and cash discounts to align with the slowing purchasing power of consumers and to create motivation for buying decisions. Additionally, the overall economic situation remains a significant factor affecting the slowdown in housing demand, particularly due to the uneven recovery of the economy across all sectors, combined with limited household income growth and high household debt levels, resulting in consumers being more cautious in their housing purchase decisions and limiting their ability to access and buy housing.
When categorizing the condominium price index by area, it is found that:
- Chonburi has an index value of 101.7 points, a decrease of -1.0% compared to the same period last year (YoY), with an index value of 102.7 points.
- Rayong has an index value of 112.0 points, a decrease of -0.5% compared to the same period last year (YoY), with an index value of 112.6 points.
- Chachoengsao has an index value of 103.8 points, a decrease of -3.1% compared to the same period last year (YoY), with an index value of 107.1 points (details in Table 1 and Charts 1 to 3).


Regarding promotional offers for condominiums currently on sale in this quarter, it was found that most are offering free gifts as incentives, such as free air conditioners and furniture, accounting for 56.0%, an increase from the previous quarter which was 52.4%. Following that, free fees on the transfer date accounted for 25.4%, up from 19.7% in the previous quarter, while cash discounts accounted for 18.6%, down from 27.9% in the previous quarter (details in Chart 4).

Methodology
The condominium price index in the EEC area refers to the prices of condominiums in projects with at least 6 units available for sale. In compiling this price index, second-hand homes are not included.
The areas for data collection in the EEC area include Chonburi, Rayong, and Chachoengsao.
The sampling method for this price index will use purposive sampling with a total of 100 samples. The selling prices used to compile this price index are actual selling prices, excluding the value of promotional items from the listed prices, using the year 2022 as the base year.
