The Real Estate Information Center (REIC) of the Government Housing Bank has prepared an analysis titled Condominium Price Index in the EEC Area for Q4 2025”, which shows an index value of 102.2 points, a slight increase of 0.1% compared to the same period last year (YoY), where the index was 102.1 points. However, compared to the previous quarter (QoQ), the index decreased by -1.1%. This decline is primarily due to the high supply of unsold condominiums and the continuous launch of new projects in certain locations, leading developers to offer promotions to clear their housing stock, such as freebies and cash discounts, to stimulate purchasing decisions among consumers whose purchasing power has decreased due to a slowing economy.

The condominium price index by area shows that:

  • Chonburi has an index value of 102.0 points, an increase of 0.1% compared to the same period last year (YoY), where the index was 101.9 points.
  • Rayong has an index value of 111.9 points, an increase of 1.7% compared to the same period last year (YoY), where the index was 110.0 points.
  • Chachoengsao has an index value of 103.8 points, a decrease of -4.7% compared to the same period last year (YoY), where the index was 108.9 points (details in Table 1 and Charts 1 to 3).

For promotional items for condominiums on sale this quarter, most were freebies, such as free air conditioners and furniture, accounting for 52.5%. This was followed by cash discounts at 27.9% and free transfer fees at 19.7% (details in Chart 4).

Data Collection Method

The condominium price index in the EEC area refers to the prices of condominiums in projects with at least 6 units for sale. The index does not include second-hand homes. The data collection area covers the EEC (Chonburi, Rayong, and Chachoengsao). The sampling method for this price index uses purposive sampling from 100 condominium projects currently for sale. The sale prices used for this index are actual sale prices, excluding the value of promotional items from the listed prices, using the year 2022 as the base year.
