Bhiraj Buri Group reaffirms its role as a leader in quality real estate development by hosting the seminar “Beyond the Space: The WELL-Being Era” at the IVORY SHADOW Hall on the 45th floor of Bhiraj Tower at EmQuartier. The event aims to present a new perspective on office building development that transcends from "workspace" to "living space," emphasizing the well-being of users in all dimensions, including physical health, mental well-being, and long-term work potential.

This event was organized by the Bhiraj Office Real Estate Investment Trust (BOFFICE) to exchange knowledge and celebrate the achievement of Bhiraj Tower receiving the globally recognized WELL Certified Core Gold standard, reflecting the elevation of the building to international standards that genuinely prioritize user-centered design. The event featured esteemed experts from four sectors: building developers, actual users, designers, and organizational psychology specialists, who shared their insights and experiences under the key concept that "when an office building is not just a workplace, but a place where we live."

Vision and Standards: From Architecture to Quality of Life

Mr. Pitiphat Buri, CEO of Bhiraj Buri Group stated that elevating to the WELL standard marks a significant turning point for the organization, transitioning from merely a real estate developer to a "quality of life developer" focused on creating value through human-centric design.

“Post-COVID-19, people's behaviors have changed significantly. We must delve into the experience from travel to living in buildings. Elements such as natural light, air, and temperature all impact efficiency and quality of life. The WELL standard provides a concrete framework to elevate these aspects. Revitalizing existing spaces requires improvements from backend engineering systems, sightline arrangements, green areas, reception areas, to shared facilities, ensuring a comprehensive approach to living.” Mr. Pitiphat stated.

Prof. Dr. Anjan Setthabut, an expert in Green Building architecture and President of the Thai Green Building Institute (TGBI) added from a sustainability (ESG) perspective that “WELL standards are not just about engineering; they encompass quality of life, including air, water, light, food, and even artistic elements and user feelings. Research shows that individuals working in WELL-certified buildings tend to experience fewer illnesses and significantly improved mental and physical health.”

Internal Spaces: Unlocking Potential and Reducing Burnout through Environment

Ms. Dujdao Wattanapakorn, an art movement therapist, founder of Empathy Sauce and SOULSMITH, and an expert in Empathetic Communication noted that the environment directly affects the psychological safety of workers. Factors such as light, sound, and even the texture of spaces influence human emotions and behaviors. Natural light can reduce stress by 15-20% and stimulate creativity by 10-25%, while environments lacking windows or external views can increase stress levels by 20-30%. Additionally, air quality and noise levels significantly affect the concentration of individuals in those areas.

Moreover, burnout is not solely caused by heavy workloads but also by stress-inducing factors often overlooked, such as spatial discomfort or lack of privacy. A good workspace must foster a sense of safety, facilitate relaxation, and support effective creativity.

Real Experiences: Results and Global Business Standards

Mr. Theerapat Pimthong, Executive Officer and Vice Senior General Manager of UACJ (Thailand) Co., Ltd., representing tenants of Bhiraj Tower at EmQuartier for over 10 years, shared his experience that while the central business district (CBD) location remains crucial, modern organizations prioritize sustainability alongside it. The atmosphere of the building, communal spaces, and amenities that support living attract employees to the office more, as they feel they are not just coming to work, enhancing the experience for both employees and business partners.

Prof. Dr. Anjan further stated, “Investing in employees' well-being is a crucial tool for reducing health costs, insurance benefits, and enhancing work efficiency. In the long run, these will reflect back as returns and business value, which is a trend emerging in many countries worldwide.”

Future Perspectives: Directions for Modern Office Spaces

All four panelists agreed that in an era where working from anywhere has become the norm, offices must transform into "destinations" that attract people, with the following directions:

  • Maximum Flexibility (Flexible Workspace): Spaces must be adaptable for various functions, accommodating different work styles, including areas for socializing and connecting services that alleviate daily burdens, making employees feel that coming to the office is "valuable" compared to working from home.
  • Addressing Environmental and ESG Needs: Buildings must be energy-efficient, reduce carbon emissions, and create environments that promote long-term well-being. Standards like WELL are not just options but are becoming basic expectations for international organizations.
  • Creating Emotional Culture: The future of offices lies not in physicality but in the “mindset of leaders” in using spaces to communicate values, foster a sense of belonging, and provide psychological safety. Good spaces must make people feel “wanting to stay” and “being themselves.”
  • A Second Home (Home Away from Home): The seamless integration of work functions and quality of life will be the heart of sustainable modern office design.

Additionally, the event was honored by Jack Noonan, Senior Vice President and Head of the Asia-Pacific Region of the International WELL Building Institute, who congratulated and officially presented the WELL Certified CORE GOLD certificate to Mr. Pitiphat Buri, CEO of Bhiraj Buri Group, confirming the success in elevating Bhiraj Tower at EmQuartier to international health and wellness standards. This achievement reflects the organization’s commitment to developing real estate that prioritizes the quality of life of users comprehensively, including physical health, mental well-being, and sustainable living.

The seminar “Beyond the Space: The WELL-Being Era” thus reflects a significant transition in the real estate industry, moving from merely creating "spaces" to delivering sustainable "quality of life" for people in every dimension.
