"Maison Development" has unveiled its strategic plan to tackle the sluggish market, disregarding the issues of bad debt and strict bank lending policies. The company has announced a bold move to fully penetrate the "Niche Market" with its Golden Horse Year plan, launching three luxury home projects worth a total of 1.1 billion baht. The new brand "MONÉT" (โมเน่ต์) is set to make its mark in prime locations on Rama 3, specifically with "MONÉT QUINN RAMA 3" and "MONÉT FLEUR RAMA 3," targeting ultra-affluent billionaires and young successors looking for a second home near prestigious international schools. The company is confident that demand will remain high despite the limited supply of rare land, emphasizing that luxury homes compete not on price but on the highest level of "privacy."

Mr. Taweekiat Nantaekpong, CEO of Plearnpat Asset Co., Ltd., the real estate developer under the "Maison Development" brand, revealed that the overall real estate market in 2026 continues to slow down from the past 2-3 years, primarily due to household debt issues. This has led financial institutions to tighten their lending for projects and personal loans, particularly affecting small operators struggling with cash flow. However, the company is committed to continuously developing residential projects. In 2026, it plans to launch three new projects with a total value of approximately 1.1 billion baht, including the Grand Morgen Privacy Phrannok-Sai 1 project valued at over 300 million baht, which was launched at the end of February 2026 and has already achieved sales of over 40 million baht. The other two projects mark the company's first foray into the "ultra-luxury" market with the new brand "MONÉT," promoting the concept of Private Urban Residence in the Rama 3 area, priced between 44.9 and 70 million baht, with each project valued at around 400 million baht.

- MONÉT QUINN RAMA 3 is located in Soi Charoenrat 7 (Soi Pradu), just 900 meters from Homepro Rama 3, 3 km from King’s College International School and Shrewsbury International School Bangkok, and only 10-15 minutes from Silom-Sathorn. It sits on a plot of 1-3-8.3 rai, developed as a three-story single-family home with land sizes ranging from 64.2 to 72.8 square wah and a usable area of 474 square meters. It features 5 bedrooms, 6 bathrooms, 3 parking spaces, a maid's room, a multipurpose room, 2 lounges, a private elevator, EV Charger support, and a backyard garden, with only 8 units available, starting at 44.9 million baht, set to launch in the second quarter of 2026.

- MONÉT FLEUR RAMA 3 is located in Soi Sathorn 58, with convenient access from multiple routes including Sathorn Road, Rama 3 Road, and Ratchadapisek Road, just 2 km from King’s College International School. It occupies an area of 1-1-38 rai, developed as a 3.5-story super-exclusive single-family home with only 6 units available, land sizes ranging from 54.4 to 78.7 square wah, and usable areas from 502 to 702 square meters. It features 4-5 bedrooms, 4-5 parking spaces, a private elevator, EV Charger support, and highlights include a private swimming pool with a Jacuzzi for each unit, starting at 52.9 million baht, set to launch in the third quarter of 2026.

“From now on, the company will invest more cautiously, focusing on the upper-end niche market, emphasizing locations near educational institutions. We chose to develop in the Rama 3 area because there is still continuous demand and proximity to several prestigious schools, such as King’s College International School Bangkok and Assumption College. Additionally, there is very little competition for homes of the same caliber in this area, with only one major competitor and 2-3 small operators. The land in this area is also quite rare and expensive, which gives us confidence in developing projects in Rama 3,” Mr. Taweekiat stated.

Mr. Taweekiat further noted that the demand for ultra-luxury homes remains strong, with the primary target group being ultra-affluent clients such as young successors, business owners, senior executives, and investors, particularly those looking for a second home in the city. This group does not only consider location, size, or price but places significant importance on privacy, design quality, and functionality that supports long-term lifestyles, including expatriates conducting business in Thailand who seek residences that reflect their identity and refined taste, emphasizing quality, detail, and sophistication. This clientele is familiar with and attached to the Rama 3 area, wanting to live close to family or near their children's international schools in the same vicinity, while also seeking to expand their living space from condominiums to flexible single-family homes that accommodate long-term use. The launch of the "MONÉT" brand reflects Maison Development's strategy to expand into the upper-end housing market and reinforces confidence in the potential of the Rama 3 area, one of the luxury residential locations with significant growth prospects in Bangkok.

“The ultra-luxury home market today is no longer just about size or price; it is about competition in quality, design concepts, and a deep understanding of customer lifestyles. MONÉT has been developed as a limited Private Community to create differentiation and meet the needs of customers looking for a home that has been thoughtfully designed in every aspect. It also emphasizes meticulous selection of high-quality materials in every component of the home, considering both aesthetics, durability, and practical use in daily life to elevate the living experience to perfection in the long term,” Mr. Taweekiat stated.
He added that this launch is a continuation of Maison Development's success from its experience in developing luxury single-family home projects that have received strong market acceptance in the upper-end housing sector, under the brands Morgen, Grand Morgen, Grand Morgen Privacy, and Mavich, focusing on developing projects in high-potential locations both in inner Bangkok and expanding urban areas such as Rama 3, Rama 2, and Phra Thep-New Cut. Over the past two years, the company's projects have been well received by high purchasing power clients, clearly reflecting Maison Development's expertise in developing premium residential projects in urban locations.

“Rama 3” is a location with continuous growth potential, quickly connecting to the Silom-Sathorn business district, close to Rama 3 Road, Narathiwat Ratchanakarin Road, the industrial ring road, Phumipol Bridges 1-2, and major expressways. It is also surrounded by complete amenities, including shopping centers, leading hospitals, and renowned international schools such as Shrewsbury International School Bangkok, King’s College International School Bangkok, Bangkok Christian College, St. Joseph Convent School, and many others. This location meets the needs of families seeking convenience in commuting to the business district while maintaining tranquility and privacy more than in the inner CBD. “Even though there are currently external factors from geopolitical situations in the Middle East, we are confident that there will be no impact on home sales, as we have observed continuous visits from customers to our projects. However, if unforeseen events occur, we are prepared to adapt to the situation, confident that there will be no issues, and we expect that both ultra-luxury projects will be sold out by 2027,” Mr. Taweekiat concluded.
