Housing Price Index in EEC Area for Q4 2025
The Real Estate Information Center (REIC) of the Government Housing Bank has conducted an analysis on the topic of “Housing Price Index in the EEC Area for Q4 2025”, which stands at 126.5 points, reflecting an increase of 6.1% compared to the same period last year (YoY), where the index was 119.2 points, and a slight increase of 0.2% compared to the previous quarter (QoQ). This indicates that housing prices in the EEC area continue to rise compared to last year, but show signs of stabilizing when compared to the previous quarter.
The increase in the index is primarily supported by rising project development costs, along with continuously increasing land prices in the industrial estate areas. Additionally, the expansion of new industries in the EEC area has led to increased employment and attracted both Thai and foreign workers to the area, resulting in a higher demand for housing, particularly for developed homes, in line with the growth of economic activities in the region.

When breaking down the housing price index by area, it is found that:
- Chonburi has an index value of 130.3 points, an increase of 6.6% compared to the same period last year (YoY), where the index was 122.2 points.
- Rayong has an index value of 122.5 points, an increase of 5.2% compared to the same period last year (YoY), where the index was 116.5 points.
- Chachoengsao has an index value of 122.4 points, an increase of 5.8% compared to the same period last year (YoY), where the index was 115.7 points (details in Table 1 and Charts 1 - 3).


The housing price index categorized by type in the EEC area shows that:
- Single House Price Index has an index value of 150.0 points, an increase of 7.3% compared to the same period last year (YoY), and an increase of 0.4% compared to the previous quarter (QoQ), broken down as follows:
- Chonburi has an index value of 155.5 points, an increase of 8.3% compared to the same period last year (YoY), where the index was 143.6 points.
- Rayong has an index value of 143.5 points, an increase of 6.5% compared to the same period last year (YoY), where the index was 134.7 points.
- Chachoengsao has an index value of 147.4 points, an increase of 7.1% compared to the same period last year (YoY), where the index was 137.6 points (details in Table 2).

- Duplex House Price Index has an index value of 115.6 points, an increase of 6.3% compared to the same period last year (YoY), and an increase of 0.3% compared to the previous quarter (QoQ), broken down as follows:
- Chonburi has an index value of 120.2 points, an increase of 6.0% compared to the same period last year (YoY), where the index was 113.4 points.
- Rayong has an index value of 112.6 points, an increase of 5.1% compared to the same period last year (YoY), where the index was 107.1 points.
- Chachoengsao has an index value of 108.5 points, an increase of 8.9% compared to the same period last year (YoY), where the index was 99.6 points (details in Table 3).

- Townhouse Price Index has an index value of 113.9 points, an increase of 4.5% compared to the same period last year (YoY), but a decrease of -0.3% compared to the previous quarter (QoQ), broken down as follows:
- Chonburi has an index value of 115.1 points, an increase of 5.0% compared to the same period last year (YoY), where the index was 109.6 points.
- Rayong has an index value of 111.3 points, an increase of 3.3% compared to the same period last year (YoY), where the index was 107.7 points.
- Chachoengsao has an index value of 111.5 points, an increase of 1.6% compared to the same period last year (YoY), where the index was 109.7 points (details in Table 4).

Regarding promotional offers for developed homes currently on sale this quarter, it was found that the majority are offering free fees at the time of ownership transfer, accounting for 44.5%, followed by gifts such as free air conditioners, curtains, furniture, etc., at 43.3%, and cash discounts at 12.2% (details in Chart 4).

Data Collection Method
The new housing price index in the EEC area consists of the single house price index, duplex house price index, and townhouse price index for new housing projects that are still on sale. Projects that are still on sale refer to those with at least 6 units available for sale. In compiling this price index, second-hand homes are not included.
The areas for data collection and compilation in the EEC area (Chonburi, Rayong, and Chachoengsao) are specified.
The sampling method for this price index will use purposive sampling from a total of 250 housing projects that are still on sale. The sale prices used to compile this price index are the actual sale prices, which have deducted the value of promotional items from the listed sale prices, using the year 2022 as the base year.
