Plus Property Suggests 7 Ways Buildings Can Prepare for Typhoon "Kalmagi" for Safe Living

It is anticipated to bring increased rainfall and heavy downpours to several areas in the northern part of the country from November 7 to 9, starting with the northeastern, eastern, central, and northern regions.

Mr. Pakin Ekkathikom, Director of Building Resource Management at Plus Property Co., Ltd. stated that the key concerns during the approach of Typhoon Kalmagi are the potential flooding and strong winds that could cause damage to both life and property. Building managers and residents should be thoroughly prepared to ensure safety and minimize impacts from possible events. The following are essential guidelines for building maintenance:
- Drainage Systems: Clogged gutters and pipes are major causes of flooding. They should be kept clean at all times to reduce the risk of water backing up into homes and to minimize moisture accumulation. Regular inspections should be conducted as per maintenance plans, and additional checks should be made during heavy rain or storms.
- Building Structure: Especially roofs and walls, should be inspected for leaks or deteriorated materials and repaired before the storm arrives to prevent damage to the building's main structure.
- Electrical Systems: Ensure that wiring and control panels are located in areas safe from water to reduce the risk of short circuits and fire hazards. Additionally, check that exterior wiring is secure and not at risk of falling or being damaged by flying debris.
- Backup Power Systems: Ensure that generators or backup power systems are functioning well and have sufficient fuel in case of power outages, allowing the building to maintain power supply.
- Outdoor Items: Secure or store outdoor items such as potted plants, traffic cones, signage, or outdoor furniture to prevent them from being blown away and causing damage. For larger items that must remain in place, ensure they are securely anchored.
- Continuous Updates: Closely monitor the situation, organize inspection teams before and after the storm, assess damage, conduct repairs, and communicate information with building users and residents continuously to manage safety and concerns effectively.
- Emergency Equipment: Prepare water pumps, flashlights, generators, and first aid kits in easily accessible locations to address unexpected situations that may arise for building users or residents.
