The Real Estate Information Center (REIC) of the Government Housing Bank (GHB) has prepared an analysis titled “Standard House Construction Cost Index, Q3 2025.” The index value is reported at 143.2, reflecting an increase of 1.5% compared to the previous quarter (QoQ) and an increase of 2.8% compared to the same period last year (YoY). This indicates a continuous rise in standard house construction costs, with the following details:

In the category of design and construction systems, the most significant increase compared to the same period last year (YoY) was seen in the electrical and communication systems category, followed by architecture and structural engineering categories. In the construction materials category, tiles showed the highest increase, followed by electrical and plumbing equipment, and wood and wood products. Meanwhile, the sanitary ware category experienced the most significant decrease, along with a drop in steel and steel product prices. In the labor category, there was a 7.9% increase compared to the same period last year (YoY) due to the announcement of a minimum wage increase to 400 baht per day from 363 baht per day, effective from July 1, 2025.

When analyzing the construction costs in each category, the details are as follows:

  1. Design and Construction Systems
  • Structural Engineering saw an increase of 1.3% compared to the same period last year (YoY) and an increase of 2.0% compared to the previous quarter (QoQ), accounting for 26.3% of the category.
  • Architecture experienced an increase of 3.2% compared to the same period last year (YoY) and an increase of 1.5% compared to the previous quarter (QoQ), making up 67.6% of the design and construction systems category.
  • Sanitary Systems remained stable at 0.0% compared to the same period last year (YoY) and compared to the previous quarter (QoQ), accounting for 2.6% of the design and construction systems category.
  • Electrical and Communication Systems saw an increase of 7.6% compared to the same period last year (YoY) but decreased by -0.7% compared to the previous quarter (QoQ), making up 3.6% of the design and construction systems category.

  1. Construction Materials
  • Wood and Wood Products saw a price increase of 1.1% compared to the same period last year (YoY) but remained stable at 0.0% compared to the previous quarter (QoQ), accounting for 29.0% of the construction materials category.
  • Concrete Products remained stable at 0.0% compared to the same period last year (YoY) and compared to the previous quarter (QoQ), making up 6.7% of the construction materials category.
  • Steel and Steel Products saw a price decrease of -4.8% compared to the same period last year (YoY) and a decrease of -0.3% compared to the previous quarter (QoQ), accounting for 7.8% of the construction materials category.
  • Tiles experienced a price increase of 6.1% compared to the same period last year (YoY) but decreased by -3.1% compared to the previous quarter (QoQ), making up 6.1% of the construction materials category.
  • Sanitary Ware saw a price decrease of -8.3% compared to the same period last year (YoY) and compared to the previous quarter (QoQ), accounting for 2.9% of the construction materials category.
  • Electrical and Plumbing Equipment saw a price increase of 5.6% compared to the same period last year (YoY) but decreased by -0.5% compared to the previous quarter (QoQ), accounting for 6.3% of the construction materials category.
  • Other Construction Materials saw a price decrease of -2.5% compared to the same period last year (YoY) and compared to the previous quarter (QoQ), accounting for 41.1% of the construction materials category.

  1. Labor

Labor costs increased by 7.9% compared to the same period last year (YoY) due to the announcement of a minimum wage increase effective from July 1, 2025, with a minimum wage of 400 baht per day compared to the previous year's minimum wage of 363 baht per day.
