ARAYA is the result of a collaboration between Asia Industrial Estate, Rojana Industrial Park, and Frasers Property, along with the timely approval from the Cabinet before the changes in Samut Prakan's city plan. This allows us to transform this land into a strategic point that perfectly connects all major economic networks, including Bangkok's CBD, Suvarnabhumi Airport, ports, and the EEC area, supporting transportation by land, water, and air.

With the first prototype of a comprehensive ecosystem in the country, our vision is, “We are not just building an industrial estate; we are creating an Industrial-Tech Ecosystem that meets the future of Thai industry.” The main components include:

- Phase 1 consists of 1,400 rai for sale, excluding 200 rai for residential development, which will be available for sale to the general public, not just those within the industrial estate. This phase will be managed by Frasers Property (Thailand) and includes a community area of 200 rai.
- Phase 2 will offer 1,500 rai for sale.

• MEA, providing a stable 115kV/24kV electrical system to support uninterrupted industrial operations

The sales target for 2025 is 400 rai, with over 300-400 rai already reserved, including 125 rai for Infineon Technologies, a major semiconductor giant, and over 150 rai for MR. D.I.Y., a leading retailer in Southeast Asia, along with top Data Centre service providers and global technology equipment manufacturers.
Market challenges compared to competitors like Vietnam highlight the potential of our location near Bangkok, as customers still seek convenience in travel (close to Rama 4 with quick access to expressways), proximity to Suvarnabhumi Airport, and the EEC area. Additionally, the technology within the project and competitive pricing ensure we can compete effectively, with ample facilities to meet customer needs.
In the short term, the Trump tax is seen as a negative factor causing delays in decision-making, particularly affecting large clients. However, in the long run, it may encourage investors to diversify their production bases, such as Infineon Technologies, which brings along its supply chain. Smaller companies are increasingly focused on attracting talent, seeking locations that cater to their lifestyle needs.
As for direct competitors like Vietnam, this year has seen less intense competition than last year, with Malaysia and Indonesia emerging as significant rivals.
With four months remaining before the end of 2025, we emphasize the importance of continuity in government policies, as this is a key factor in building investor confidence in Thailand.
Although the Frasers Industrial team is experienced internationally, they are relatively new in Thailand. Therefore, effective marketing strategies include:
- Collaborating with the BOI and the industrial estate authority during international roadshows, such as those in China.
- Prioritizing agents.
- Partnering with strong shareholders who can assist clients and provide technical support, as well as guidance on industrial estate regulations.
Frasers Property's international branches, such as in China, also help attract investors to Thailand.
This business focuses on land sales, with profits coming from water sales, solar energy, and various community developments that will follow. Therefore, this industry requires a long-term perspective, but here, the long-term outlook is promising.
