SENA Takes a Step Towards a New Standard in Thai Real Estate with SENA Next Level Standard
Associate Professor Dr. Kesara Thanyalakphak (Dr. Yui), Managing Director of SENA Development Public Company Limited, announced a press conference to elevate collaboration with Japanese partner Hankyu Hanshin Properties (HHP) to develop projects using knowledge from Japan, focusing on construction quality and disaster preparedness, combined with SENA's commitment to sustainably support customers throughout all stages of life.
With over 9 years of collaboration on 66 joint development projects valued at over 83 billion baht, SENA has continuously integrated various insights into its development, such as the Geo Fit+ concept, which is based on a deep understanding of consumer behavior applied in the design and development of various projects, including condominium groups like Niche Mono Sukhumvit-Bearing, Niche Pride Tao Poon, and condominiums under the Flexi brand extending into the landed house segment.

Recently, SENA has begun to enhance disaster prevention measures alongside product development under the concept of Geo Fit+ inspired by Mamoru and is upgrading construction quality based on knowledge from HHP, which is central to the Geo Check+ 5 Steps of Quality Management. This process will be taught by experts from HHP Japan, covering every step from design, construction control, to systematic project delivery, starting with training for the Business Development team, Project Development team, Construction Team, Quality Control team, SenX management team, and other SENA teams from mid-June 2025.

Mr. Takeshi Tsuji, a director of the joint venture company SENA HHP Co., Ltd., attended the press conference today and stated, “Hankyu Hanshin Properties is very pleased to collaborate in enhancing construction quality through the 5 Steps of Quality Management, which is essential knowledge from HHP developed over a long time to control project quality according to Japanese standards at every stage. We are delighted to pass this knowledge to the SENA team and will conduct training to share knowledge and construction control processes for the first time in mid-June, with a commitment to elevate construction standards that truly meet the needs of Thai consumers.”

SENA and HHP have planned to manage the Next Level Standard concept together through 3 main pillars as follows:

- Design quality: By building on the original Geo Fit+ concept, adding systems and equipment for emergencies, such as creating a SENA Care Kit with essential tools for emergency preparedness, a Multi-purpose Safe Room designed for flexible use in emergencies with movable furniture and essential equipment based on the Mamoru concept, and a First Aid Room equipped with life-saving tools and basic necessities easily accessible from common areas for timely assistance.
- SENA CARE - Caring for residents at all times with caring systems and people
- Caring systems: Applications like SENA 360, SEN PROP, and SMARTIFY HOME provide channels and services through apps that help residents manage their lives more conveniently and securely, both during normal times and emergencies.
- Caring people: The SenX management team will adapt Thailand's disaster preparedness manual based on Japan's manual to suit the Thai context and disseminate it to residents, enhancing the management of the juristic person to respond to both emergencies and long-term resident experiences, along with special ELITE SERVICES, five-star hotel services by a team trained by Hankyu Hanshin Hotels under the Hankyu Hanshin Holdings group, further developing the service model.
