Home Builder Association (HBA) has announced that member companies will not adjust construction prices for Q2/2025, indicating a favorable time for building new homes at original costs. However, overall sales in the first quarter have decreased by 7% due to the economy showing no signs of recovery. The segments priced between 2 to 5 million baht and 5 to 10 million baht remain attractive markets. The association is accelerating brand awareness and expanding its customer base nationwide through online and on-ground channels, preparing for its first roadshow in provincial areas. Attention is also on the U.S. trade tax wall, as the 90-day grace period has ended, which may impact construction costs and lead to price increases for new homes in the latter half of 2025.

Mr. Anantakorn Amornvatee, President of the Home Builder Association (HBA), revealed that in Q2 of 2025, member companies have not raised construction prices. However, several factors need close monitoring, including the trade war stemming from Trump's 2.0 policy. Although a 90-day tax collection suspension has been announced to facilitate negotiations between Thailand and the United States, there is still uncertainty about how much construction materials, a significant cost in home building, will be affected after the grace period ends. This could lead to price adjustments for home construction in the latter half of 2025.

Meanwhile, consumer confidence is low, with concerns about the overall domestic and global economy entering a slowdown, along with volatile stock market investment conditions. This has led to cautious spending and delayed decisions on home building, impacting overall sales in the first quarter of 2025, with HBA member businesses experiencing a decrease of approximately 7%.

Homes priced between 5 to 10 million baht remain an attractive market.

Despite the overall contraction in the first quarter, Mr. Anantakorn stated that most of the decline is in the segment of homes priced at 20 million baht and above, reflecting a delay in home building decisions due to economic uncertainty and poor capital market conditions in recent times.

However, homes in the 2 to 5 million baht and 5 to 10 million baht segments continue to be attractive markets into the second quarter, as evidenced by the positive response from the "Home Building Focus 2025" event held from March 12 to 16, 2025, where these two price groups accounted for 68.81% of total sales. There is confidence that consumers will return to building homes once signs of improvement emerge, as housing is a fundamental necessity for everyone.

Seize the right opportunity to build a new home in Q2 at original costs.

Mr. Anantakorn mentioned that given the overall economic situation and purchasing power in the second quarter, which still shows no clear positive signs, member companies of the association will not adjust home construction prices. This is to instill confidence in those planning to build homes to make decisions at the right time and at the best costs.

If the U.S. trade tax wall becomes clearer after the 90-day grace period, it may affect the prices of certain construction materials, necessitating price adjustments for new homes in the latter half of 2025.

"The taxes that Trump will announce are uncertain in terms of which construction material prices will be affected, which may lead to price increases for home construction. However, in Q2, construction material prices have not yet increased, allowing member companies to maintain their original prices. This presents a good opportunity for consumers planning to build homes," Mr. Anantakorn stated.

Expanding Roadshows in Provincial Areas to Reinforce Quality Standards and Services.

In the second quarter and continuing into the market situation for home building in the latter half of 2025, the association is prepared to expand its customer base nationwide by creating brand awareness and showcasing quality, construction standards, and distinct services to reinforce consumer confidence in using services from member home builders, which are available nationwide through online channels www.hba-th.org and https://www.facebook.com/homebuilderclub.

The first provincial roadshow (On-ground Marketing) will definitely take place this year, with Mr. Anantakorn stating that the decision is currently being made on whether to hold it in the eastern or northeastern regions, as these areas have a high demand for home building. The association aims to expand its membership base and increase sales growth in provincial markets, with a goal of conducting marketing activities and raising consumer awareness in this format once a year.

“The recent earthquake situation has made consumers more aware of the standards for building strong and safe homes. The association operates under the standards set by the Building Control Act regarding weight-bearing capacity, resistance, and earthquake vibrations as of 2021, dividing monitoring areas into three regions: Area 1, mainly in southern provinces; Area 2, Bangkok and surrounding areas; and Area 3, mainly in northern provinces. The law requires that buildings in Areas 1 and 2 must calculate earthquake resistance for constructions taller than 15 meters or 5 stories, while Area 3 applies to buildings taller than 10 meters or 3 stories. This is to ensure that consumers can trust that homes built by member companies of the association meet the legal standards and are reliable in terms of safety,” Mr. Anantakorn concluded.
