LPP has announced its commitment to restoring comfort to residents in over 250 managed projects, comprising more than 200,000 units, following safety inspections conducted by certified engineers and registered building inspectors. The company is expediting insurance claims for damages in common areas and repairing any damage to ensure that the projects return to a safe and comfortable living condition. Simultaneously, LPP is coordinating with owners across all projects to maximize their benefits.

Mr. Surawut Sukjareonsin, Chief Executive Officer of LPP Property Management Co., Ltd., stated that LPP has completed safety checks on 250 buildings under its management and has coordinated with registered building inspectors from the Department of Public Works and Town & Country Planning, Ministry of Interior, to certify the buildings' safety for reporting to Bangkok Metropolitan Administration. The company is now moving forward with insurance claims for each project to expedite repairs in common areas, ensuring that the projects are restored to their original safe, comfortable, and livable conditions. During the repair process, LPP will ensure that daily life for residents is not disrupted by managing time, methods, and materials to avoid wet or messy work that could hinder living comfort, which is a key factor in LPP's management approach.

To provide the utmost convenience for owners, LPP has previously discussed with insurance companies and brokers to streamline the insurance claim process for owners. The operational guidelines are as follows:

  • Surveyors from each insurance company will inspect a sample of units in each project to assess damages and compare them with the established average prices, eliminating the need to inspect every unit in each project and using average prices for claims. This is to reduce the time and steps involved in the assessment process.
  • LPN, in collaboration with LPP, has established an insurance claim system via Line: @LPNConnect, allowing information on claims for each unit to be sent directly to the insurance company. This shortens the time frame and enables owners to track every step of the process, including the insurance payout.
  • LPP facilitates owners with information and procedures for requesting assistance according to the disaster relief criteria from the Bangkok Metropolitan Administration within 30 days from the incident, including coordinating with various district offices to conveniently accept applications within the projects.

For the 250 projects managed by LPP, which includes 150 projects from LPN and 100 projects from other developers, LPP implemented immediate safety management measures following the earthquake, divided into three phases:

1. Immediate Preliminary Inspection to assess the safety of buildings, common areas, and public utilities, allowing residents to return to their units within 6 hours.

2. Ongoing Inspections for Assurance by LPP's engineering team and partner teams through visual inspections, which found that most buildings were structurally unaffected. However, if any project raised concerns, LPP invited structural reinforcement teams to conduct further inspections and provide immediate recommendations. This was to ensure confidence and safety for owners and residents, with inspections completed within one week of the incident, or by April 4, 2025.

3. Inspections by Registered Building Inspectors from the Department of Public Works and Town & Country Planning, Ministry of Interior, to summarize safety reports for Bangkok Metropolitan Administration. The list of buildings deemed safe after inspection will be displayed on the Building Inspection Dashboard of Bangkok, accessible to the public.

“In the detailed safety and damage assessment process, the LPP management team and engineers have continuously visited sites, along with structural reinforcement teams led by Assoc. Prof. Dr. Thamsak Rujirayanrong, a civil engineering expert from Rangsit University, and Mr. Pitchaya Rungsatthatham, the structural design engineer, along with engineers Mr. Sommai Khammiwong and Mr. Sanyapoo Uthenpan, to evaluate building conditions after the earthquake. When damage is found, immediate corrective measures are implemented without waiting for insurance claims,” said Mr. Surawut.

Even though all projects managed by LPP have received safety certifications and repairs for damages, LPP remains committed to adhering to safety policies according to engineering standards to ensure safe living conditions and reduce potential risks in the future, alongside managing to provide owners and residents with comfort in their daily lives, embodying our motto “Smooth Your Living.”
