LPP Prepares for Flood Management with an Alliance Network to Monitor Flood Risks and Manage Risks for Residents through the EOC
LPP is closely monitoring flood-prone areas in the projects it manages, establishing the Emergency Operations Center (EOC) to be prepared for emergencies through the "Flood Response Alliance Network," while implementing preventive measures in residential projects to ensure the utmost convenience and safety for residents.
Mr. Surawut Sukjareonsin, CEO of LPP Property Management Co., Ltd., a leader in comprehensive real estate project management, stated that due to the flooding situation in the northern region and the signals indicating potential flooding in the central region, including Bangkok, LPP has put measures in place to manage and care for the projects under its responsibility. The "Flood Response Alliance Network" has been established to provide urgent assistance and care, with preparations having begun earlier under the Preventive Maintenance measures.
According to reports from the Meteorological Department indicating that Thailand is entering a "La Niña" phase, which will continue until 2025, along with the annual phenomenon of rising sea levels from June to November, which may lead to increased average rainfall accumulation, LPP has dusted off the "Flood Response Alliance Network" and is currently preparing for the flood situation that has begun to accumulate in several northern provinces, where water may flow down to the central region and Bangkok, potentially impacting residents near rivers, as announced by the Department of Disaster Prevention and Mitigation.
The "Flood Response Alliance Network" is a collaboration of projects located in flood-prone areas, grouped together based on proximity to support and assist each other with flood response equipment during emergencies, such as water pumps and various pumping equipment. Although each project has these devices stored and ready for use, they may not be sufficient to handle sudden or severe flooding situations. Members of the network can borrow equipment from each other within the alliance, receiving immediate assistance without the delay of sourcing or purchasing equipment, thus not impacting the project’s budget and eliminating the need for additional storage space for equipment. This is all aimed at maximizing benefits for all projects, with LPP serving as the central hub for assessing and managing the situation through the Emergency Operations Center (EOC), acting as a point for reporting incidents, coordinating, and deploying personnel to assist both managed projects and nearby areas within 24 hours, as well as coordinating with partners in the network to minimize flood impacts.
“LPP has established close monitoring measures by assessing risk factors and impacts in all projects under management to watch for and respond to flooding and flash flood conditions. Preliminary surveys have identified 13 projects in high-risk areas and 52 projects in medium-risk areas, totaling 65 projects that require monitoring out of more than 260 projects managed by LPP and assessed for risk. The engineering team, experienced in flood management in these areas, has established the "Flood Response Alliance Network" to prepare for these issues,” he added.
“However, even though the projects managed by LPP have not yet been affected, we continue to closely monitor all projects according to the Preventive Maintenance practices. The Central Engineering Department inspects high-risk areas, assesses potential impacts, and plans for flood prevention while ensuring the readiness of various protective systems, such as water pumps, pumping equipment, electrical systems, and other devices. Regular inspections of water levels, drainage points, and surrounding risk factors are conducted to ensure timely responses to any abnormalities or emergencies, reducing potential damage to the projects. Additionally, we maintain diverse communication channels with building managers to ensure no disruption to residents within the projects, fostering confidence and comfort in line with our "Smooth Your Living" philosophy,” Mr. Surawut concluded.
