CBRE Thailand a leading global real estate consulting firm, is proud to enter its 36th year of operations in Thailand. At a press conference held at the new office, the company discussed the latest trends in the office building market, including the emergence of sustainable smart buildings. It also highlighted new strategies that office building owners are using to attract new tenants and retain existing ones, emphasizing the importance of qualitative analysis in workplace strategy.

"We are excited to celebrate the 36th anniversary of CBRE Thailand and the grand opening of our new office. CBRE Thailand has consistently demonstrated excellence in the real estate industry. Our commitment to creating a work environment that fosters creativity, collaboration, and productivity is evident in this new headquarters, which exemplifies progressive concepts that will enable us to deliver outstanding results for our clients and maintain our leadership position in the real estate market,” said Mr. Anchuman Magazine, Chairman and CEO of CBRE India, Southeast Asia, Middle East, and Africa.

Over the past 36 years, CBRE Thailand has been a full-service real estate provider that has continuously grown and expanded its services to meet the diverse needs of its clients. CBRE Thailand's services include market research, land and property valuation, residential real estate transactions, international real estate transactions, investment consulting, as well as sales and leasing of office spaces, retail spaces, hotels, industrial factories, warehouses, and data centers. Additionally, in the past five years, CBRE Thailand has expanded into additional services such as workplace strategy and green building consulting to meet the increasing market demand and growing environmental awareness in society. This continuous growth and service expansion strengthen CBRE's position in the Thai real estate market.

"CBRE Thailand's comprehensive services meet the increasing market demand and reinforce our commitment to delivering excellent results through professional service with the company's RISE values, which include Respect, Integrity, Service, and Excellence. We are dedicated to building trust and confidence with our clients sustainably. This year marks the 36th year of CBRE Thailand and is a significant milestone reflecting the organization's modernization. We have relocated our headquarters to One City Centre, floors 46 and 45, which not only features high ceilings and stunning skyline views but also emphasizes innovation that enhances employee quality of life and work efficiency. Furthermore, it prioritizes environmental sustainability and employee well-being by choosing a building certified with LEED Gold and Fitwel 2-Star standards. We have also implemented sustainability and wellness strategies within the office space, resulting in CBRE Thailand's headquarters receiving LEED Gold certification under the category of Interior Design and Construction: Commercial Interiors, and the company aims to achieve WELL Platinum certification as well. Additionally, CBRE Thailand remains committed to achieving Net Zero by 2040, which is a standard upheld by CBRE globally,” said Ms. Rungrat Veerapakarnkun, Managing Director of CBRE Thailand.

With the market's increasing demand for smart and sustainable buildings, CBRE Thailand is committed to leading the response to this significant change by supporting clients in creating environmentally friendly workspaces and integrating advanced technology. The company recognizes the importance of implementing sustainable practices in the workplace to reduce environmental impact and promote employee well-being. “Currently, our office has increased collaborative workspace by four times and can accommodate 25% more employees in the office by efficiently allocating space. As the office market continues to evolve, we are committed to staying ahead of workplace trends and providing new solutions tailored to the needs of various companies,” added Mr. Chanwit Pasuwat, Head of Workplace Strategy Consulting and Project Design Development at CBRE Thailand.

CBRE Thailand's new office at One City Centre has been meticulously designed to enhance employee productivity, well-being, and flexibility, with features that promote sustainability. This new office reflects the company's commitment to demonstrating effective space utilization while accommodating a flexible work environment in the post-COVID-19 era.

“In this era of workplace transformation, there are two key factors that will help drive business success in the future. First is workplace strategy analysis. 80% of respondents in CBRE's Global Occupancy survey indicated that they analyze space utilization when strategizing their portfolio. Second, various processes must be carried out by workplace strategy experts who understand the specific needs and challenges of each company, whether multinational or local,” said Mr. Chanwit.

CBRE's survey also found that 62% of office space tenants are interested in downsizing their portfolios through hybrid working, with operational costs being the primary reason. With this increasing trend, it is possible to plan and design workplace strategies that align with the goals of those companies, which will facilitate decisions regarding office relocations and/or lease renewals. The redesign of offices can help increase common areas by over 30% and collaborative workspaces by 44%, tailored to the specific purposes of each company.
