3 Real Estate Associations Launch the 45th Home and Condo Expo, Showcasing Over 1,000 Projects and Highlighting the Booming 10 Million Baht Housing Market Amid Economic Challenges
The Thai Condominium Association, the Thai Real Estate Association, and the Housing Business Association officially opened the 45th Home and Condo Expo at Hall 5, LG Floor, Queen Sirikit National Convention Center. The event was graced by Deputy Prime Minister and Minister of Interior Anutin Charnvirakul, who presided over the opening ceremony.

Deputy Prime Minister Anutin Charnvirakul stated that it is well-known that the three main associations in the country's real estate sector—the Thai Condominium Association, the Thai Real Estate Association, and the Housing Business Association—have been a vital force in the private sector, working together to drive the growth of the real estate business and the overall economy of the country. Despite the economic slowdown, housing remains a basic necessity with continuous demand, as homes serve as the center of family life for people of all ages, from children to the elderly. When families have stable housing, the quality of life for family members improves. However, ensuring that every family has a home requires collaboration from all parties, including the government, the private sector, and the public.

"Regarding the government's role, discussions and policies have previously focused on urban planning and land use to develop areas in line with current circumstances. For instance, Thailand is entering an aging society while a new generation is emerging to drive social change. Additionally, there is an increasing demand for green spaces. These issues are among the top priorities that need to be addressed in urban planning to accommodate the lifestyles of Thailand's aging population in the future, ensuring convenience and meeting diverse needs. The urban planning policy aligns with the objectives of the 45th Home and Condo Expo, which aims to provide access and address the needs of people and society in the modern era, regardless of gender, age, or generation, especially for those seeking housing that fits their lifestyles. Today, choosing a home is a crucial factor for people, whether in Bangkok or other provinces, whether it be a house, townhouse, or condo. Anutin continued, "Currently, the index of vacant land prices before development in Bangkok and its vicinity has increased by 3.8% in the fourth quarter of 2023, influenced by the economic slowdown. This year poses challenges for real estate operators. I would like to thank the Thai Condominium Association, the Thai Real Estate Association, and the Housing Business Association for their roles as representatives of the private sector, pushing for opportunities for Thai people to access buying, selling, and investing in real estate, which in turn stimulates the country's economic drive. Today's event is a crucial force in creating and developing a stable, prosperous, and sustainable economy and society in the country," Anutin stated.

Chairman of the 45th Home and Condo Expo Organizing Committee, Phumiphat Promma, stated, "The 45th Home and Condo Expo will feature booths from over 150 companies, showcasing all types of real estate projects at various prices and locations, totaling more than 1,000 projects. The total value of all projects at the event is estimated to reach 300 billion baht. The three associations expect between 50,000 to 80,000 visitors, with around 1,000 purchase agreements anticipated during the event, amounting to over 4 billion baht. Additionally, this will likely stimulate continued buying and selling for the next three months, with sales expected to increase by 2-3 times."

"As the event organizers, we recognize the importance of having a home, which is one of the four basic necessities of life and the foundation of society. The three associations remain committed to organizing the Home and Condo Expo with the objective of making it easier for Thai people to own homes and providing opportunities for operators to launch their products. Phumiphat further stated that currently, several factors make it challenging for individuals to own a home. Therefore, the organizing committee has established the theme for the event as "Property Solutions for a Better Life" to elevate and create a new perspective for the Home and Condo Expo that genuinely addresses housing needs. This aims to convey the efforts of the three associations to help consumers access homes more easily by incorporating marketing mechanisms into this event, allowing potential homebuyers from all demographics to have renewed hope in securing loans, while also inviting financial institutions to provide consultation.
"At the beginning of the year, we observe that many operators are still delaying plans to launch new projects and accumulating vacant land for development, leading to aggressive campaigns for existing products. The products that are easier to release will be in the luxury home segment priced at 7-10 million baht and above, as the lower-priced market under 5 million baht continues to be affected by high household debt, strict bank loan assessments, and unapproved LTV measures. However, we believe there are still opportunities ahead. Looking at the overall real estate market in 2024, in the first two months, many operators have united to launch numerous promotions and campaigns to support and assist customers as much as possible, invigorating the market. Nonetheless, we must continue to monitor external factors such as interest rates, conflict wars, visa exemptions for foreigners, and even disasters, which may encourage foreigners to move to Thailand, potentially turning the market positive and offering growth opportunities by the end of the year," he concluded.
The 45th Home and Condo Expo will take place from March 21 to 24, 2024, at Exhibition Hall 5, LG Floor, Queen Sirikit National Convention Center.
