Mr. Kramchat Wiphanpong, CEO of Asset Wise Public Company Limited (ASW), a leading real estate developer focused on lifestyle under the concept of "Happiness Designed for You" or "We Build Happiness," revealed that in Q1 2023, ASW achieved total pre-sales of 3.5 billion baht, marking a 227% increase quarter-on-quarter and a 6% increase year-on-year. This growth stemmed from the launch of 3 new condominium projects in the first quarter, valued at a total of 5.41 billion baht, including two Campus Condo projects: 1. Kave Embryo Rangsit, located near Rajamangala University of Technology Thanyaburi, starting at 1.29 million baht for 514 units, with a project value of 780 million baht; 2. Kave Town Island, located near Bangkok University-Rangsit, starting at 1.49 million baht for 1,770 units, with a project value of 3.53 billion baht; and 3. Atmoz Season Ladkrabang, starting at 1.29 million baht for 706 units, with a project value of 1.1 billion baht.
The "Kave Town Island" project has seen tremendous sales success, receiving overwhelming responses from parents purchasing for their children's accommodation during studies and for investment purposes. A special booking round (VVIP Day) held on March 25-26 resulted in sales exceeding 1,170 units, accounting for over 90% of the available units. Similarly, the "Kave Embryo Rangsit" project achieved sales of 70% of its total units, demonstrating ASW's capability and expertise in the Campus Condo segment, even amidst high competition in the real estate market due to new project launches from various developers. The "Atmoz Season Ladkrabang" project also received positive feedback after its Sale Gallery opened on March 25, attributed to ASW's development of products that meet current market demands,” Mr. Kramchat stated.
Regarding the economic recovery in Thailand for Q2 2023, the outlook appears increasingly positive due to policies promoting city openings and allowing foreign tourists to visit Thailand. It is anticipated that around 28 million foreign tourists will visit Thailand in 2023, nearly double the number from 2022, which will significantly aid in the recovery of the domestic economy and job creation, as tourism is a key driver of the Thai economy, positively impacting other economic sectors. This will enhance purchasing power for major assets and boost confidence and demand for housing.
Mr. Kramchat further stated that to build on this success and ensure continuous high growth, ASW plans to launch 3 new projects in Q2, with a total value of 4.25 billion baht, including: 1. Kave Pop Salaya, with 238 units valued at 500 million baht; 2. Kave Coco Bangsaen, with 986 units valued at 2 billion baht; and 3. Atmoz Palacio Ladprao - Wanghin, with 759 units valued at 1.75 billion baht. The company is confident that it will achieve its annual sales target of 15 billion baht.
