GHB Partners with SAM to Launch 'SAM Home Loan Project by GHB' with Initial 3-Year Interest Rate as Low as 3.80% per Year
Mr. Chatchai Sirilai, Managing Director of the Government Housing Bank (GHB), and Mr. Tharathorn Techakijkarn, Managing Director of the Asset Management Company (SAM), signed a memorandum of understanding to collaborate on the 'SAM Home Loan Project by GHB.' GHB has allocated a total credit line of 800 million baht to create a home loan product with an initial interest rate of just 3.80% per year for the first three years. This initiative aims to support citizens looking to purchase second-hand homes from SAM, making low-interest home loans more accessible and reducing monthly payment burdens compared to an average down payment of 2,000-3,000 baht, thus increasing opportunities for Thai people to own their homes.

Mr. Chatchai Sirilai stated that this collaboration is part of the mission to 'enable Thais to have homes,' facilitating customers who wish to buy second-hand properties (NPA assets) from SAM to access special interest rate loan products more easily through the 'SAM Home Loan Project by GHB.' The total credit line of 800 million baht offers an interest rate of MRR-2.60% per year (3.80%) for the first three years, and from the fourth year throughout the loan term, the rate will be MRR-1.00% (5.40%) for welfare customers and MRR-0.50% (5.90%) for retail customers. For loans to purchase equipment, the MRR will apply for purposes related to housing, with repayment terms of up to 40 years. For a loan of 1 million baht, the first-year payment starts at only 4,700 baht per month, significantly reducing the payment burden compared to the average down payment. Applications for loans must be submitted and finalized by December 30, 2024.
Mr. Tharathorn Techakijkarn expressed his gratitude to GHB for signing the MOU, which leads to the launch of the 'SAM Home Loan Project by GHB' and the 'Instant Loan Approval' promotion, serving both new and existing SAM customers. This collaboration is crucial in providing opportunities for customers or those interested in purchasing residential properties, such as single houses, townhouses, condominiums, and commercial buildings, in good locations and at reasonable prices across the country from SAM. Direct purchase or auction methods will grant special rights and interest rates for loan applications through GHB, along with additional rewards from SAM under specified conditions. Existing SAM customers in the SAM Super Light program, currently with 364 customers making payments, can also apply for loans under the program's conditions. It is anticipated that there will be strong interest and positive responses from customers. As SAM is a tool for addressing economic issues for the government, this collaboration is seen as a way to return abandoned assets to productive use, creating added value and promoting overall economic growth in the country.

The 'SAM Super Light' promotion previously organized by SAM aims to support government policies that encourage the general public, especially retail customers, to own their homes under the concept of 'buying is better than renting,' with easy payment terms of just 7,500 baht per month for every million baht. This interest-free payment plan over four years will help reduce the final payment amount by up to 40%, leaving only 60% to be financed through a bank loan for the final installment. This arrangement ensures that the remaining purchase amount falls within the LTV (Loan-to-Value) guidelines, and a consistent payment history over four years will help build credit for customers, making it easier for banks or financial institutions to approve loans.
