According to the Research and Communication Department of Colliers Thailand, there has been significant growth in the luxury home market over the past year. “The luxury home market with prices above 20 million baht is expected to see continuous growth in the second half of this year. The supply of luxury homes priced above 20 million baht in Bangkok has been steadily increasing over the past five years, as buyers in this segment are less affected by economic fluctuations and possess strong financial stability, including good credit for loan applications. Moreover, this market segment can continue to grow. However, location, convenient transportation, project design, functional suitability, and reasonable pricing remain crucial factors for this customer group’s purchasing decisions,”

Furthermore, Colliers believes that in the past five years, more luxury home projects priced above 20 million baht have been launched in areas surrounding central Bangkok to meet the demand for distinctive housing that allows easy access to the city center. Many developers have thus created luxury homes to cater to this purchasing power, which has been well received, with an average sales rate of approximately 57.64%, translating to around 1,633 units sold out of a total of 2,833 units available.
Additionally, the Research and Communication Department of Colliers Thailand views the market for single houses priced between 30 to 60 million baht, with land sizes ranging from 100 to 180 square wah and usable areas of approximately 600 to 800 square meters, as a standout and highly watchable market in the latter half of this year.
