“Samakorn” expands its portfolio of single-detached homes in response to increased demand by launching 7 new brands through 9 projects in 9 locations, both in Bangkok and for the first time in Khao Yai, Nakhon Ratchasima, with a total value exceeding 10 billion baht. The company is also strengthening its organizational structure to adopt Agile and Scrum methodologies, enabling employees to deliver results swiftly, which is a key driver for sustainable growth.

 

Mr. Noppon Jenthanamnuakool, Managing Director of Samakorn Public Company Limited (SAMCO) stated that this year, “Samakorn” has transformed its project development and internal operations to be more flexible and efficient after preparing for over 3 years to drive significant business growth. This year, the focus will be on the single-detached home market, ranging from Upscale to Super Luxury, organizing a diverse portfolio of brands to cater to all customer segments by launching 7 new brands, with 9 projects set to debut in the latter half of 2022, totaling over 10 billion baht. The familiar brand “Samakorn Homes” will be phased out and replaced with new brands at similar price points.

Samakorn continues to develop new product lines, focusing on selecting locations suitable for each segment, ensuring they are in urban areas with easy access. The 9 new projects set to launch this year will involve new land acquisitions for development. The key strategy is to develop products that meet customer needs, believing that the 7 new brands will effectively reach target groups, especially in the Super Luxury, Luxury, and High-End segments, featuring distinctive designs even in highly competitive locations. Meanwhile, the launch of projects in provincial cities is expected to attract demand from Bangkok customers seeking vacation homes in Khao Yai.

In the past 4-5 years, Samakorn has consistently grown at an average of about 10% per year. Currently, it has generated total sales of 1.5 billion baht, a 50% increase from the same period last year, accounting for 42% of the annual sales target of 3.5 billion baht. However, due to economic conditions, it is anticipated that the new projects set to launch at the end of this year may see a price increase of about 4% in line with rising construction material and labor costs.

 

For the 4 new segments in the development of single-detached homes, they are divided as follows:

1. Super Luxury segment with a total project value of 505 million baht includes One Gate brand located in the Ekkamai-Ramintra zone, featuring 3 large single-detached homes priced between 95-135 million baht. The highlight is its convenient location and design that harmonizes nature with urban living, with the project valued at 335 million baht.

Additionally, the Two Ekkamai brand is located in Ekkamai Soi 10 or Sukhumvit 65, an exclusive project with only 2 homes in a prime location in the city center, priced at 85 million baht, featuring a design inspired by New York City, creating a harmonious living space in every aspect, with a project value of 170 million baht.

2. Luxury segment with a total project value of 2.21 billion baht includes Park Heritage brand, a luxurious 3-story villa style project with 35 homes priced between 49-80 million baht. The project emphasizes privacy with a cluster zone layout that prevents through traffic, and homes adjacent to the main road are designed with a double front to blend seamlessly with the tree-lined avenue throughout the project. It is expected to launch in Q3/2022.

Additionally, the PROVIDENCE LANE brand launched in Q4/2021, features 12 single-detached homes starting at 39 million baht, with only 3 homes currently available for sale.

 

3. High-end segment with a total project value of 2.9 billion baht includes the Barn Yard brand, designed with a Classic American Farmhouse concept, valued at 900 million baht, located near Khao Yai National Park, featuring tiered home layouts that allow every house to enjoy views and embrace nature freely, starting at 15.9 million baht.

Additionally, there is another upcoming brand (currently unnamed) featuring modern classic homes on plots of over 100 square wah, designed to provide living spaces of up to 600 square meters, starting at 30 million baht, located on a 29-rai site on Bangkok-Krit Road, an area experiencing growth in eastern Bangkok, surrounded by complete amenities, with a total of 64 units valued at over 2 billion baht. Both projects are expected to launch in Q4/2022.

 

4. Upscale segment with a total project value of 4.44 billion baht includes the Anapana brand, a large project on 41 rai of land adjacent to Ladkrabang Road and near the motorway, allowing for convenient travel. The homes are designed in a Contemporary Tropical style, highlighted by a long avenue of large rain trees from the entrance to the inner gate, featuring a clubhouse and a large swimming pool measuring 40 meters in length, starting at 7 million baht, with a project value of 1.54 billion baht.

Additionally, the Mitti brand will represent the “Samakorn Homes” brand, catering to first-time homebuyers with 3 projects in 3 locations: Chaiyaphruek-Ring Road, Ratchaphruek 346, and Rangsit Klong 6, starting at 5.99 million baht. The project concept focuses on timeless happiness through functional design and adaptable spaces to meet the ever-changing needs of residents, with a total value of 2.9 billion baht across all 3 projects.
