As a leader in residential project development (market leader) in the Bang Bua Thong area, KUN recognizes the high potential of this location, which is becoming increasingly competitive across all product levels. Consumers will have the opportunity to choose homes that fit their lifestyles. Changing consumer behavior due to the impacts of COVID-19 and pollution has led to a greater demand for horizontal homes. This area stands out for its reasonable pricing, as current consumer behavior focuses on value-for-money housing that meets lifestyle needs across all dimensions, making KUN's projects perfectly aligned with consumer demands.

KUN's main strategy is to develop products that sell themselves with the qualities of being "valuable and desirable," which is our product's strength, along with targeted marketing for our existing customer base, which plays a crucial role in referrals and encouraging others to live nearby. Currently, KUN has 5 projects under sale and development in the Bang Bua Thong area, with a total project value of 3.6 billion baht, some of which have already transferred ownership, leaving 615 units available for sale, valued at approximately 2.22 billion baht. Additionally, there is about 60 rai of raw land remaining in the area, which, if developed, is expected to have a total value of around 1.8 billion baht, supporting growth for another 5 to 7 years. The company also plans to seek additional land in other areas of Nonthaburi to continue residential project development, currently focusing on the Bang Yai district, as demand for housing in that area continues to grow.

In addition to the Bang Bua Thong area, there are business models and visions for expansion in two main directions: East of Bangkok (Chachoengsao) and South of Bangkok (Bang Khun Thian),

which show continuous growth potential due to job opportunities from urban development and the expansion of various business sectors, along with convenient transportation. The new projects planned for launch in 2022 include three projects:
1. Kunalai Park, the first Modern Italian-style homes in the Bang Bua Thong area, emphasizes the main concept of the project: families living together across multiple generations (Gen) in one home, with a starting price of 4.79 million baht, comprising 96 units on 21 rai of land, with a project value of approximately 500 million baht. There are three house designs to choose from: 1. LUCCA, with usable space starting from 150 square meters; 2. COMO, with usable space starting from 170 square meters; and 3. VERONA, with usable space starting from 200 square meters.

2. Kunalai Daisy project in Bang Bua Thong, with a project value of approximately 800 million baht, is a new development to replace the existing project that is nearing completion. It offers twin houses and some single houses priced between 3-5 million baht, which is the best-selling product category. The development will focus on "cutting excess and adding what is lacking" according to KUN's expertise, as consumers are increasingly prioritizing interior space.

3. Kunalai Navara project, with a project value of approximately 3 billion baht, is distinguished by its location with the best air quality in Bangkok and will be the last project in that area, priced below 10 million baht. Both projects will be available for sale soon.

For 2022, the company remains committed to achieving new high figures, with a target revenue growth rate of 15-20% from 2021 and a sales target of 1.8 billion baht, up from 1.51 billion baht in 2021. The company emphasizes that this year will be a clear year of profit harvesting for Kunalai, following continuous investments in the past. Currently, the company has a backlog valued at 430.79 million baht, which will gradually contribute to revenue this year.

Looking at the economic outlook for 2022, the overall industry is expected to improve compared to 2021, as the current situation has surpassed the lowest point of various important indices. The government continues to implement a "deficit budget" policy, with significant investments in infrastructure projects such as railways, roads, and expressways, which positively affect the circulation of money within the country and stimulate spending. Additionally, there are ongoing stimulus policies for various projects, such as the co-payment scheme, tourism, and others aimed at ensuring business continuity, including welcoming foreign nationals, leading to a clear positive trend across all industries.
