AIA Thailand is set to unveil a new premium office building with retail space for lease, named AIA East Gateway, located on Bangna-Trad Road, Km 4.5. This marks AIA's third property following the successful development of the AIA Capital Center and AIA Sathorn Tower. The project emphasizes an environmentally friendly concept aimed at enhancing the health and well-being of its users. The official Sales Gallery is now open for interested parties to visit, with the AIA East Gateway expected to be completed by the fourth quarter of 2022.

Mr. Johan De Toit, Chief Investment Officer of AIA Thailand, stated, "AIA Thailand continues to invest in real estate under the vision of the AIA Group, which aims to expand its investment base beyond its core life insurance business. This initiative is intended to contribute to driving Thailand's economy and to meet the health lifestyle needs of Thais in the Next Normal era. Recently, AIA has successfully developed two premium office rental projects: the AIA Capital Center on Ratchadapisek Road and the AIA Sathorn Tower in Sathorn, both of which currently boast a high occupancy rate of 90%, despite the economic challenges posed by the COVID-19 pandemic over the past two years. Therefore, this year, AIA is preparing to launch its third premium office rental building, 'AIA East Gateway', situated on over 10 rai of land along Bangna-Trad Road, Km 4.5, which will support the future business expansion of the group and leading investors both domestically and internationally.

AIA recognizes the potential for development and economic growth in the Bangna-Trad area, both now and in the future, as it is considered a New CBD or new business center in the eastern part of Bangkok. The area also offers convenient transportation options, including the Green Sukhumvit Line and the Yellow Line, which connects Lat Phrao to Samrong and is expected to be operational by mid-year. The project is located just 350 meters from the Yellow Line's Sri Iam Station, making it easier for people to travel in and out of the city from Lat Phrao to Samrong, while also connecting to several future rail lines such as the Blue Line, Gray Line, Orange Line, Pink Line, Airport Rail Link, and Green Line.

The AIA East Gateway is a 33-story office building with a total construction area of approximately 136,000 square meters. Construction is currently underway, with completion expected in the fourth quarter of 2022. The building is designed to be environmentally friendly, prioritizing user comfort according to the standards of LEED (Leadership in Energy and Environmental Design) and WELL Building Standard at the Gold level, aligning with AIA's vision of "Healthier, Longer, Better Lives". It will be equipped with health facilities to support tenants in achieving world-class health and quality of life, including the AIA Vitality Zone, a space for health-promoting activities. Additionally, there will be an organic vegetable garden (Urban Farming), a comprehensive fitness center, a rooftop running track, a saltwater swimming pool, and a co-working area, along with ample parking for over 1,500 vehicles.

Ms. Rungrat Veerapakarnkarun, Managing Director of CBRE (Thailand) Co., Ltd., commented, "Given the potential and distinctiveness of the AIA East Gateway building, along with its location in the New CBD on Bangna-Trad Road, Km 4.5, it is set to become a new landmark. The office space features a height of 3 meters, modern design utilizing energy-saving technology to international standards, and consideration for the quality of the indoor environment. Furthermore, it includes retail space, relaxation gardens, and exercise facilities for those working in the building, catering to the lifestyle needs of tenants seeking quality office space while providing convenience for users within the building."

The total usable area of the building is approximately 70,000 square meters, comprising 5 floors of retail space totaling around 10,000 square meters, with retail space starting at 20 square meters. The retail areas on floors 1-3 will feature shops, cafes, and convenience stores, while the fitness area and swimming pool will be located on the 4th floor, along with co-working space on the 4th and 5th floors. The total office rental space is approximately 60,000 square meters, located on floors 6 to 33, with office sizes starting at 85 square meters up to full-floor spaces of 2,270 square meters, allowing for various workspace configurations. Additionally, the space between floors can accommodate internal staircases for user convenience, emphasizing openness with ceiling heights of 3 meters. Importantly, there are no columns obstructing the rental space, allowing for full utilization of every square meter, with an introductory rental rate of 700 baht per square meter per month.
