Mr. Wittakarn Janthawimon, Deputy Managing Director of Corporate Strategy and Innovation at AP (Thailand) Public Company Limited, discussed the overall real estate landscape in the final quarter of 2021, stating that this year has been another challenging year for the real estate business due to the volatility caused by the pandemic, particularly the lockdown measures implemented in the third quarter. However, in the final stretch of the year, it is expected that various situations will begin to improve, including economic activities and consumer sentiment. The relaxation of LTV measures until the end of 2022 is also a positive sign that will not only stimulate the real estate sector but also drive other related businesses.

The company achieved total sales of 31.21 billion baht by the end of October 2021, which is 88% of the sales target of 35.5 billion baht, with sales from horizontal projects amounting to 28.59 billion baht.

At the same time, the horizontal product line has plans to launch 12 new projects in the last two months of the year, valued at a total of 8.57 billion baht, consisting of 9 townhouse projects worth 5.01 billion baht, featuring the selling point of "Transforming Vertical Living Concepts" with the brand 'Baan Klang Muang' and 'Pleno', along with three new single-family home projects under the 'Centro' brand valued at 3.56 billion baht, emphasizing the stance of "A Home That Understands Life".

In 2021, the superstar of the real estate sector has been the horizontal product line, as evidenced by the sales and transfer figures of the company that continue to grow steadily, reflecting the organization's potential clearly. Even though in the third quarter, we all faced lockdowns that significantly impacted economic stability, the company has maintained a steady growth status.

In the past 9 months, the company reported total revenue from horizontal products, condominium (including 100% JV), and other businesses of 30.32 billion baht, with a net profit of 3.55 billion baht. The ratio of net debt to equity remains very low at just 0.56 times. All of this reflects the ability to manage internal operations alongside product portfolio management and effective cash flow management amid the ongoing volatility.

The company continues to implement its business plan with caution while being ready to adapt quickly through cash flow management under the organization's overarching mission 'EMPOWER LIVING', which is committed to delivering a better quality of life that customers can choose through valuable and meaningful products and services.

AP (Thailand) Public Company Limited plans to develop a total of 24 new projects in 2021, valued at approximately 27.55 billion baht, which includes 22 horizontal projects valued at approximately 19.65 billion baht and 2 condominium projects valued at approximately 7.9 billion baht. A total of 12 projects worth 18.98 billion baht have already been launched, with 12 more projects valued at 8.57 billion baht remaining to be launched.
