The Real Estate Information Center of the Government Housing Bank (REIC) has compiled data on second-hand housing across the country from sales listings on websites with a high volume of listings, as well as data from state financial institutions, government asset management companies, and the Department of Legal Execution, etc., which are listed on the second-hand housing market website (www.taladnudbaan.com) to provide the most comprehensive supply data for second-hand housing in the market.

Dr. Vichai Wiratkhapan, Bank Inspector and Acting Director of the Real Estate Information Center revealed that the overall second-hand housing market in Q2 2021 (April – June) nationwide saw an average of 114,668 units listed for sale per month, which is a slight decrease compared to Q1 2021, which had an average of 114,794 units per month. However, the average monthly value of listings reached 818,939 million baht, showing growth compared to Q1 2021, which had an average monthly value of 749,651 million baht.

From the data, there are over 110,000 second-hand homes with a total value exceeding 800,000 million baht, primarily consisting of single-family homes, condominiums, and townhouses. When combined with over 290,000 new homes for sale valued at over 1.2 trillion baht, it is found that there are currently no less than 400,000 homes waiting to be sold, with a total value exceeding 2 trillion baht.

This data reflects the volume of housing supply in the market, informing operators about the highly competitive situation. Not only do operators have to compete with each other, but they also have to compete with sellers who were once their customers.

Second-hand homes are considered an important substitute product in the housing market. Therefore, new project implementations should survey the supply of both markets simultaneously to ensure that the launch of new projects meets the demand for new housing and addresses the needs of potential buyers. Nevertheless, the data on second-hand homes also reflects new business opportunities in the second-hand housing market.

The types of second-hand housing with the highest number of units listed for sale in Q2 2021, ranked by the average number of units listed per month, include:

  1. Single-family homes with an average of 42,187 units per month (average monthly share of 36.8%)
  2. Condos with an average of 38,523 units per month (average monthly share of 33.6%)
  3. Townhouses with an average of 28,329 units per month (average monthly share of 24.7%)
  4. Commercial buildings with an average of 3,813 units per month (average monthly share of 3.3%)
  5. Duplex homes with an average of 1,816 units per month (average monthly share of 1.6%)

Single-family homes and duplex homes saw a decrease in the average number of units listed per month compared to the previous quarter, while condos, townhouses, and commercial buildings saw an increase.

In terms of value, the types of second-hand housing listed on the website in Q2 2021, ranked by average monthly listing value, include:

  1. Single-family homes with an average monthly value of 415,815 million baht (average monthly share of 50.8%)
  2. Condos with an average monthly value of 283,782 million baht (average monthly share of 34.6%)
  3. Townhouses with an average monthly value of 92,063 million baht (average monthly share of 11.2%)
  4. Commercial buildings with an average monthly value of 21,144 million baht (average monthly share of 2.6%)
  5. Duplex homes with an average monthly value of 6,135 million baht (average monthly share of 0.7%)

Single-family homes, condos, townhouses, and commercial buildings saw an increase in average monthly listing values compared to the previous quarter, while duplex homes saw a decrease.

Regarding the location of second-hand housing listed for sale in Q2 2021, the average number of units listed per month is highest inBangkok with a total of 48,331 units, accounting for an average monthly share of 42.1%

The provinces with the highest average number of units listed per month forranks 2 to 10 include Nonthaburi, Pathum Thani, Samut Prakan, Chonburi, Chiang Mai, Phuket, Prachuap Khiri Khan, Rayong, and Surat Thani, respectively. Each province has an average monthly listing share of less than 10%. Most provinces in the Greater Bangkok area (except Nakhon Pathom and Samut Sakhon) and major tourist provinces with significant housing project developments are also in the top 10, similar to the previous quarter.

In terms of the location of second-hand housing with the highest average monthly listing value in Q2 2021, it isBangkok, which corresponds to the highest average number of units listed per month, with an average monthly listing value of 482,117 million baht, accounting for an average monthly share of 58.9%

The provinces with the highest average monthly listing values forranks 2 to 10 include Phuket, Chonburi, Nonthaburi, Samut Prakan, Chiang Mai, Prachuap Khiri Khan, Pathum Thani, Surat Thani, and Phetchaburi, respectively, each with an average monthly listing value share of less than 8%, similar to the number of units.

The price levels of all types of second-hand housing listed for sale in Q2 2021 with the highest average monthly units listed

are in the price range of 3.01 – 5.00 million baht, with an average of 21,099 units per month, accounting for an average share of 18.4%.

The second highest is the price range of 2.01 – 3.00 million baht, with an average of 18,057 units per month, accounting for an average share of 15.7%.

The third is the price range of over 10 million baht, with an average of 17,386 units per month, accounting for an average share of 15.2%.

The price range with the least average monthly units listed is 7.51 – 10.00 million baht, with an average of 7,043 units, accounting for an average share of only 6.1%.

In terms of the average monthly value of second-hand housing in Q2 2021, the highest price level is over 10 million baht, with an average monthly listing value of 503,647 million baht, accounting for an average share of 61.5%. The second highest is the price range of 3.01 – 5.00 million baht, with an average monthly listing value of 83,427 million baht, accounting for an average share of 10.2%.

The third is the price range of 5.01 – 7.50 million baht, with an average monthly listing value of 81,164 million baht, accounting for an average share of 9.9%. The price range with the lowest average monthly listing value is up to 1 million baht, with an average monthly listing value of 8,767 million baht, accounting for an average share of only 1.1%.
