LPP Announces 12 Measures to Enhance Care for 200 Communities Amid New COVID-19 Crisis
LPP has announced 12 measures to enhance care and management for over 200 communities amidst the new outbreak of the novel coronavirus (COVID-19), under the concept of “Unity, Care, and Sharing”.

Ms. Somsri Techakraisri, Managing Director of Lumpini Property Management Co., Ltd. (LPP), a community management company under L.P.N. Development Public Company Limited (LPN), stated that following the new outbreak of COVID-19 across the country, the company has announced 12 measures to enhance community care under LPP's management, which encompasses over 200 communities with approximately 300,000 residents. These measures aim to prevent the spread of COVID-19 in the communities and contribute to screening individuals at risk of infection as part of efforts to reduce the outbreak under the concept of “Unity, Care, and Sharing.” The measures incorporate the guidelines of “D-M-H-T-T: Distancing, Mask Wearing, Hand Washing, Testing, Thai Chana” from the Ministry of Public Health to establish safety standards for community members. The 12 measures include:

- Team Management Division to oversee communities 24/7 throughout the recent New Year festival and continuing to the present, reducing the risk of infection among staff to ensure uninterrupted service.
- Management of Supplies with sorting, inspection, and delivery processes to minimize the risk of infection in the community.
- Strict Screening of Project Entrants by measuring the temperature of everyone, establishing a single entry-exit point, and registering new residents.
- Management of Common Areas by controlling or suspending services in high-risk common areas such as recreational spaces and swimming pools, managing elevator usage, increasing seating for social distancing, and cleaning common areas every hour to reduce the risk of infection.
- Reducing Contact in payment transactions by launching the LPN Bill Payment application to minimize cash handling, as both banknotes and coins can be vectors for transmission.
- Food and Item Delivery by preparing designated areas for food delivery with adequate ventilation and distancing between delivery personnel and residents, along with providing cleaning solutions.
- Segregation of Contaminated Waste by adding infectious waste bins for disposing of contaminated items such as masks, and disinfecting these bins before disposal to prevent the spread of infection.
- Social Distancing by organizing service areas in the management office with a minimum distance of 1 meter and ensuring safety management throughout the community.
- Cleanliness and Safety Measures focusing on cleaning elevators and frequently touched surfaces every hour, cleaning tables and chairs in common areas every 2 hours, disinfecting key cards and visitor passes after each use, and requiring all staff to wear masks at all times during work.
- Disinfection to Eliminate Viruses by spraying and wiping down common areas with disinfectants, and in cases where residents are found to be infected, disinfecting their units and surrounding areas.
- Communication Management within the community by disseminating information and reporting the outbreak situation through the LPN Connect LINE application to keep residents informed of developments both overall and within their communities.
- Establishing Regulations and Practices for all involved staff during the outbreak, strictly enforcing mask-wearing, temperature checks, and careful management of common areas to reduce the spread within the community, along with timely adjustments to regulations based on the situation.
In addition to these 12 measures, Ms. Somsri stated that LPP has designed an emergency management system with a Call Tree command structure for rapid response, and has established an “Emergency Team” that will manage areas immediately upon notification from the property manager of any confirmed cases in the community. The “Emergency Team” will control and manage high-risk areas according to the Ministry of Public Health's recommendations, ensuring thorough cleaning and disinfection, strictly monitoring all building entrants, and establishing community-specific protocols based on the timeline of the infected individual's movements within the community over the past 7-14 days, utilizing CCTV for monitoring and informing residents of the situation. This plan will be adjusted as necessary to align with the evolving circumstances in the community and any future announcements or directives from relevant authorities.
“Although the current outbreak is widespread, our past experiences have taught us to implement measures that instill confidence and reassurance in the communities and residents we manage. We aim to make every aspect of life in our communities easy and safe. We must acknowledge that there may be residents who contract the virus due to work-related travel or visits to high-risk areas. However, all 12 measures we have implemented will ensure that our communities do not become super spreader zones, allowing everyone to continue living almost normally and safely under the current circumstances, especially in the communities we manage, which have a clear foundation of “Unity, Care, and Sharing.”,” Ms. Somsri concluded.
