LPP Implements Measures to Build Confidence Among Residents, Sets Up Emergency Team to Combat COVID-19 Spread
LPP continues to advance its 8 emergency measures to care for over 180 condominium communities as part of its operational plan to ensure the safety of co-owners and residents from the COVID-19 virus. An emergency team has been established to respond immediately in case of any reported cases within the projects, implementing risk management protocols as per the Ministry of Public Health's recommendations to prevent further outbreaks. The management team is divided into 2 groups that can substitute for each other to ensure uninterrupted service. Although the pandemic situation shows signs of improvement, caution remains essential. Continuous communication with residents is being maintained, and efforts are underway to collect plasma donations to assist patients.
Ms. Somsri Techakraisri, Managing Director of Lumpini Property Management Co., Ltd. (LPP), a community management company under LPN Development Public Company Limited, stated, "With over 3 decades of experience in community management under the concept of 'livable communities,' LPP has been preparing for emergencies related to the COVID-19 outbreak since its onset in Thailand. Although the current situation shows positive signs with a decreasing number of daily infections, we cannot let our guard down due to various factors affecting the pandemic. Therefore, LPP will continue to implement all 8 measures rigorously."
Ms. Somsri added that LPP manages 180 communities developed by LPN and other entities, covering over 150,000 units and housing more than 200,000 residents, most of whom are working-age individuals who are at risk of infection due to their need to leave home. Thus, LPP is committed to prioritizing measures to mitigate potential risks to the community and society, starting with operational plans and seminars to educate all staff and community managers, inviting experts from the Department of Disease Control, Ministry of Public Health, to provide knowledge and design preventive measures against the virus spread in the community.
LPP has established an emergency team that acts as a rapid response unit in case of confirmed COVID-19 cases in the projects under its management. This team is required to act immediately upon notification from the condominium management and must control and manage the risk areas, ensuring thorough cleaning and disinfection. They will strictly monitor everyone entering the building daily and establish community-specific protocols based on the emergency team's assessments, tracking the movements of infected individuals within the community for at least 7 days using CCTV to evaluate risks and communicate the situation to co-owners.
Ms. Somsri noted that the plan will be adjusted to fit the changing situation, including announcements or directives from various agencies. During the COVID-19 crisis, LPP has organized its workforce into 2 teams, each working in separate areas to reduce risks to staff and the community. If an outbreak occurs requiring the closure of the management office or quarantine of one team, LPP has another team ready to step in immediately, ensuring that co-owners and residents are not affected. However, some services may be limited during the COVID-19 outbreak for the safety of both staff and residents.
The 8 main measures for community care by LPP include:
- Screening individuals entering the condominium management or contractors working in the building with effective temperature measurement devices available at each management office to identify potential risks.
- For office buildings like Lumpini Tower, which sees over 7,000 visitors daily, LPP has established separate entry and exit routes to enhance screening efficiency.
- Providing essential cleaning supplies, such as hand sanitizers in all common restrooms and gel alcohol at entrances, lobbies, and recreational areas.
- Strictly maintaining cleanliness by increasing the frequency of cleaning high-touch areas in shared spaces, such as door handles and elevator buttons, every 30 minutes to 1 hour, and limiting elevator capacity to prevent overcrowding.
- Conducting deep cleaning and disinfection of shared indoor areas, especially in high-traffic zones like lobbies and elevators, while closing certain areas like multipurpose rooms, children's rooms, gyms, and swimming pools.
- Requiring all staff and workers to wear face masks and replace them regularly, with immediate cessation of work for anyone showing symptoms, who should seek medical attention and quarantine for 14 days if returning from abroad.
- Requesting co-owners and residents returning from abroad to self-quarantine for 14 days and notify management, with support provided for food and essentials during this period.
- Implementing additional screening measures for foreign residents and visitors, requiring medical documentation confirming good health and temperature checks, with entry denied for temperatures exceeding 37.5 degrees Celsius.
Additionally, LPP has established continuous communication with community board members and residents, providing real-time updates if there are confirmed cases in the projects, ensuring that co-owners and residents are informed and vigilant, as well as sharing general news about the infection situation and other useful information.
“The COVID-19 outbreak is an unprecedented event, and the situation remains unpredictable. LPP has planned and is ready to adapt to the changing and uncertain circumstances, with the primary goal of ensuring the safety of our community residents during this time, under the policy of 'Togetherness, Care, and Sharing' to navigate this crisis safely,” Ms. Somsri stated.
“The latest situation is encouraging, with doctors confirming that 10 residents in the communities managed by LPP have recovered and can safely return to their homes. Furthermore, in all communities with confirmed COVID-19 cases, no additional infections have been reported, thanks to the 8 measures implemented,” she added.
Ms. Somsri also mentioned that the Red Cross has announced that individuals who have recovered from COVID-19 possess plasma with antibodies. Therefore, the Thai Red Cross invites those who have recovered to donate plasma to help treat patients, especially those in critical condition. LPP will coordinate to encourage residents who have recovered from the virus to participate in donation efforts and assist in screening qualifications as per the Red Cross's requirements during this crisis. It is hoped that everyone will work together to help each other and adhere to the established measures to swiftly eliminate this outbreak from Thailand.”
