Government Housing Bank (GHB) is participating in the Money Expo Chiang Mai 2019, the 14th Chiang Mai Money Expo from November 8-10, 2019, at Central Plaza Chiang Mai, featuring 2 special loan products for northern residents: 1. GHB's Public Housing Loan Scheme, making it possible for Thai people to truly own homes. The interest rate for the first 3 years is fixed at 2.50% per annum, allowing loans for purchasing houses or condominiums from real estate developers priced at no more than 3 million baht. For a loan amount of 1 million baht, the monthly payment starts at just 3,300 baht. 2. Special Interest Home Loan: The first 6 months at 0.66% per annum, months 7-20 at 2.66% per annum, and free!! For year 6 and throughout the loan term, the interest rate for welfare customers is MRR - 1.00% per annum, and for retail customers, it is MRR - 0.75% (currently, GHB's MRR is 6.625% per annum). The purpose is to provide loans for purchasing land with buildings or condominiums from real estate developers nationwide priced at no more than 3 million baht, representing the lowest interest rate in the market. For a loan of 1 million baht, the monthly payment for the first 3 years starts at just 3,300 baht, and customers can inquire for more details about the scheme and apply for loans immediately at the event.

          2. Special Interest Home Loan for the first 6 months at 0.66% per annum, months 7-20 at 2.66% per annum, and months 21-36 at 3.66% per annum, averaging only 2.77% per annum for the first 3 years. For year 4 and throughout the loan term, the interest rate for welfare customers is MRR - 1.00% per annum, and for retail customers, it is MRR - 0.50% per annum. In the case of loans for purchasing equipment and facilities related to housing, the interest rate is MRR (currently, GHB's MRR is 6.625% per annum). Special!! Get 3 fee waivers, including 1. Waiver of the loan application fee of 0.1% of the loan amount for legal transactions, 2. Registration fee of 1,000 baht, and 3. The maximum repayment period is up to 40 years for those who reserve their rights during the event from November 8-10, 2019, apply for loans from November 8 to December 9, 2019, and complete legal transactions by January 10, 2020. The bank reserves the right to end the project earlier if the loan limit is fully utilized.

          “Those purchasing housing at this time are getting a great deal, especially homes priced at no more than 3 million baht, because the government has implemented measures to reduce property transfer registration fees from 2% to 0.01% and mortgage registration fees from 1% to 0.01%, significantly reducing expenses for the public. For example, in the case of a 3 million baht loan, the registration fees for transfer and mortgage will only be 600 baht, compared to over 90,000 baht previously,” Mr. Chatchai stated.

          In addition to loan products, GHB also supports savings for the public to make home ownership easier in the future by offering the Super Savings Deposit product, which offers an interest rate of 1.50% per annum, plus an additional 0.10% per annum for 6 months from the date of account opening, totaling a maximum interest rate of 1.60% per annum. Just open a deposit account with a minimum of 10,000 baht and reserve the deposit rights during the event from November 8-10, 2019, and open the account between November 8-17, 2019, at designated branches only.

          Additionally, the bank is offering NPA properties or second-hand houses for sale at special prices, with 122 items available, including single houses, twin houses, townhouses, condominiums, commercial buildings, and vacant land in Chiang Mai province, with discounts of up to 50% off the regular price for one item. The cheapest property available is a vacant land plot of 237.90 square wah in the Rimkok Garden Resort project, Mae Rim District, Chiang Mai, priced at 170,000 baht. Special!! Individuals with an income of no more than 25,000 baht/month who wish to purchase NPA properties from the bank valued at no more than 2 million baht available at the event are eligible for a 0% down payment installment plan for up to 60 months, with immediate occupancy during the down payment period by paying a deposit of no less than 1.5% of the purchase price. Alternatively, if a 20% down payment is made on the purchase price, the remaining 80% will receive a 0% interest loan for 24 months, with no appraisal fees.
