Transportation Hub Connecting Cities and Comprehensive Living
Vibhavadi Rangsit Road, or Highway No. 31, runs from Din Daeng to the junction of Highway No. 1 (National Memorial). The route begins at the Din Daeng intersection (where Din Daeng Road connects to the Chalerm Mahanakorn Expressway) and passes through Sutthisan Intersection, Lat Phrao Intersection, Bang Khen Intersection, and Lak Si Intersection, ending at the elevated junction of the National Memorial, where it connects to Phahonyothin Road, covering a total distance of 23.5 kilometers. This road functions as a superhighway, dividing traffic into express lanes and main roads, except for the section in front of Don Mueang Airport, which does not have express and frontage lanes due to limited space caused by the airport and railway.
The route traverses areas from Phaya Thai, Chatuchak, Lak Si, and Don Mueang in Bangkok, cutting through major roads such as Din Daeng, Sutthisan, Ngamwongwan (Highway No. 302), Chaeng Watthana (Highway No. 304), and Phahonyothin (Highway No. 1). It also connects to the Chalerm Mahanakorn Expressway and the Northern and Northeastern railway lines that run parallel to the road, with stations including Bang Sue, Bang Khen, and Don Mueang, as well as the elevated Utharaphi Muk Tollway, which is an elevated expressway above Vibhavadi Rangsit Road.
Along both sides of this road, there are numerous government offices, large shopping centers, hospitals, leading educational institutions, and office buildings of various companies, including Central Plaza Lat Phrao, IT Square Lak Si, Veterans Hospital, Vibhavadi Rangsit Hospital, Chulabhorn Hospital, Surasak Montri School, Horwang School, Kasetsart University Demonstration School, Rajamangala University of Technology Isan, Royal Thai Army Academy, University of the Thai Chamber of Commerce, St. John's University, Kasetsart University, Thai Airways International Public Co., Ltd., PTT Public Company Limited, the Board of Investment (BOI) office, and Don Mueang Airport.

Launching Major Mega Projects <\/span><\/strong>Phahonyothin Transportation Center - New Electric Train Extension<\/span>
The Vibhavadi Rangsit area is currently set to undergo significant infrastructure investment in transportation networks, leading to substantial changes in the area's potential through two projects: the development plan for the Phahonyothin Transportation Center or Bang Sue Central Station, transforming it into a new transportation hub that serves as a multi-modal transport center and a new business center for Bangkok. It will also serve as a travel hub connecting all regions of Thailand to Laos, China, and Malaysia, located at the former Bang Sue railway station of the State Railway of Thailand on over 2,300 rai of land. The goal is to develop it into the Bangkok Metropolitan Transportation Hub, using Bang Sue Station as the new central rail hub, replacing Hua Lamphong Station, and serving as a connection point for all transportation systems, including the subway, BTS, long-distance trains, suburban trains, and high-speed rail connecting Suvarnabhumi Airport and Don Mueang Airport.

The Bang Sue Central Station is located at the Bang Sue junction (currently Terddhamri Road) and serves as the starting point for the suburban railway system (Red Line) from Bang Sue to Rangsit and from Bang Sue to Taling Chan. The station covers an area of over 400,000 square meters, designed to accommodate various types of train services, including long-distance trains, suburban trains, airport link trains, and standard gauge trains in the future, divided as follows:
- Basement Level: Parking area for approximately 1,700 vehicles, with a hall connecting the parking area to the ticket sales area and a connection to the Bang Sue station of the Blue Line project of the Mass Rapid Transit Authority of Thailand (MRTA).
- 1st Floor: Ticket sales area with waiting halls and passenger services, including commercial space and shops.
- 2nd Floor: Platforms accommodating 4 suburban train tracks (Red Line) and 8 long-distance train tracks, divided into
4 platforms for Northern and Northeastern lines, and 4 platforms for Southern and Eastern lines.
- 3rd Floor: Platforms accommodating 10 standard gauge train tracks connecting regions, divided into
4 platforms for Southern lines, 6 platforms for Northern and Northeastern lines, and 2 platforms for airport link trains.
Currently, construction is over 60% complete, with expectations to finish and open the Red Line suburban railway project from Bang Sue to Rangsit and from Bang Sue to Taling Chan within 2020.

Meanwhile, the area surrounding the Phahonyothin Transportation Center, which is entirely owned by the State Railway of Thailand (SRT), is also planned to be developed as a model for Transit Oriented Development (TOD) in Thailand, using public transport stations as a central hub linking ASEAN and a new business center for the metropolis to accommodate high-density commercial and residential developments. Initially, the development area is divided into 8 zones, with Zone A, covering approximately 35 rai, located 50-100 meters from Bang Sue Central Station, being opened for bidding in a public-private partnership format. A committee is currently being established under Section 35 of the Public-Private Partnership Act B.E. 2556 to draft the preliminary agreement (TOR).

Another significant project is the extension of the Green Line electric train, running from Mo Chit to Saphaan Mai to Khu Khot, which is structured along Phahonyothin Road and intersects with Vibhavadi Rangsit Road at Lat Phrao Intersection, covering approximately 19 kilometers. It continues from the BTS transport system route at Mo Chit Station, crossing the elevated Don Mueang Tollway at Lat Phrao Intersection, passing Ratchayothin Intersection, Kasetsart University Intersection, until reaching Lak Si Intersection, then veering right along the edge of the Lak Si tunnel, and finally entering the median until reaching Saphaan Mai in front of Ying Charoen Market. At about kilometer 25 of Phahonyothin Road, the route will shift eastward (north of the Bangkok gate area), crossing Klong Song, passing beside Khu Khot Police Station, entering the median of Lam Luk Ka Road, and ending at Klong Song (Khu Khot Station).

Construction is progressing well, with completion and opening scheduled for 2020. This electric train line will also connect with the Pink and Yellow lines, as well as the MRT, allowing seamless access to the city center without needing to change lines. Additionally, there is the Airport Rail Link project (connecting Suvarnabhumi Airport and Don Mueang Airport), which is part of the high-speed rail project connecting three airports (Don Mueang, Suvarnabhumi, and U-Tapao) along the existing railway corridor.
Electric Train Boosts Land Prices <\/span><\/strong>Condominiums Targeting Area Potential<\/span>
In the past, this area was primarily a residential zone, but since the BTS electric train was introduced in 1999, commercial development has increased significantly, including office buildings and shopping centers such as the head office of Thai Military Bank, Sun Tower, PTT headquarters, Energy Complex, Union Mall, and even Central Plaza Lat Phrao, which has undergone renovations, along with an increase in shops and commercial buildings.
Naturally, this has led to rising land prices in the surrounding areas. Currently, the estimated land prices from the Treasury Department for the years 2016-2019 are as follows: Vibhavadi Rangsit Road (in Huai Khwang district) is priced at 220,000 baht per square wah, Vibhavadi Rangsit Road (in Chatuchak district) ranges from 150,000 to 260,000 baht per square wah, and Vibhavadi Rangsit Road in Don Mueang area is priced at 120,000 baht per square wah. However, the current selling prices of land along Phahonyothin, Lat Phrao, and Vibhavadi Rangsit have surged significantly, and are expected to rise further upon completion of the mega project, similar to the trend in land development, especially for high-rise residential projects, whether they are high-rise or low-rise condominiums, to accommodate the changing potential in areas along Phahonyothin Road near Mo Chit, Lat Phrao Intersection, and Vibhavadi Rangsit Road. Even without direct electric train access, there are two electric train lines that can be conveniently accessed, including the subway (at Phahonyothin and Chatuchak stations) and the BTS at Mo Chit station, making travel to and from various areas more convenient and faster.
Therefore, the potential of the Vibhavadi Rangsit area is expected to increase significantly due to the Phahonyothin Transportation Center becoming a major connection point for large-scale rail mass transit systems, including conventional trains, electric trains, and high-speed trains linking Bangkok and its suburbs, as well as regional connections to the North and Northeast. Since most of the land is owned by the railway authority, it opens opportunities for private land in the Vibhavadi Rangsit area to develop condominium projects, serviced apartments, or office buildings to accommodate the area's expansion, making it a location to watch in the future.
