Land Price Statistics in 3 Key CBD Locations
CBRE Thailand, a leading real estate consulting firm, has compiled statistics on the highest land sale prices in three key locations within the CBD: Ploenchit/Lumpini, Sukhumvit, and Silom/Sathorn. Starting from 2010, Sansiri purchased land for the 98 Wireless project at a price of 1.5 million baht per square wah, marking the highest record for that year.
In 2014, Quality House acquired land adjacent to the BTS Nana station to develop the Q Sukhumvit project at a price of 1.7 million baht per square wah. In 2015, SC Asset Corporation bought land in the Chidlom area to develop the 28 Chidlom project for 1.9 million baht per square wah.

In 2016, there was an auction for the Australian Embassy land, which was won by Supalai at a record-breaking price of 1.7 million baht per square wah in the Sathorn area. Most recently, SC Asset acquired land in the Lang Suan area for a new project at a price of 3.1 million baht per square wah, setting a new record for land sale prices per square wah.
Additionally, CBRE's research department noted the largest land transaction in Thai history, which was a joint venture between the Central Group and Hongkong Land to purchase the British Embassy land for £420 million.
Ms. Aliwassa Pathanapibul, Managing Director of CBRE Thailand, stated, "The demand for land in prime locations of Bangkok continues to be strong, as developers are still seeking land to build condominium projects and income-generating properties such as office buildings, hotels, and retail spaces."
This has resulted in land prices in the central business district (CBD) in prime locations near BTS stations continuing to rise, with some areas seeing price increases of 25-30% per year in 2017.
Furthermore, freehold land in prime CBD locations, which is becoming increasingly scarce, will also see continuous price increases.
