"Origin" unveils its plan to penetrate the horizontal market over the next 5 years, targeting new sales with a total project value of 35 billion baht, while bringing in "Suphalak Janpitak" a professional in horizontal real estate to strengthen the team, starting with the Srinakarin location and launching "Britania," a premium single-house brand, as a market test. This is declared as another strategy to propel Origin into one of the top three real estate development and service companies, covering all products.

          Mr. Pirapong Jaroonaek, CEO of Origin Property Public Company Limited (ORI), a developer of condominium projects under the Kensington, Notting Hill, Knightsbridge, and PARK brands, revealed the company's plans for the horizontal market. In late 2017, we developed single and twin houses under the "Britania" brand with a project value of approximately 800 million baht. The company aims to grow in a "multi-play" manner by developing horizontal projects within 5 years, reaching a cumulative project value of 35 billion baht or about 30-35 projects, depending on the size of the land acquired. Target locations include areas in Bangna, Samut Prakan, and expanding to the eastern side in the EEC region. Currently, we have two plots of land and are actively seeking additional land to meet our goals. This horizontal project development will allow Origin to cover all product groups, aligning with the company's roadmap to become a leading real estate company in Thailand, ranking among the top three developers and service providers by 2022.

          Britania is the brand for Origin's horizontal projects, with the name Britania derived from Britain, reflecting the brand development of Origin, where every project is named after a city in England. The "Britania" brand is designated for the development of Origin's horizontal projects, divided into four main segments:

1) Britania Villa: Single houses priced between 15-25 million baht.

2) Britania Residence: Single houses priced between 8-15 million baht.

3) Britania Home: Single and twin houses priced between 5-8 million baht.

4) Britania Town: Townhomes and twin houses priced between 3-5 million baht.

          The project development ratio will focus 80% on houses priced between 3-8 million baht, and 20% on premium projects priced between 8-25 million baht. The horizontal projects of Origin have gained a strong leader like Ms. Suphalak Janpitak, who has over 30 years of experience in the real estate industry, joining the team as the Managing Director of the horizontal project division of Origin Property Public Company Limited, with the main mission to develop all of Origin's horizontal projects.

The first project is Britania Srinakarin, with a project value of approximately 800 million baht, located on over 22 rai of land, consisting of 149 two-story single and twin houses priced between 4.65-8 million baht, with land sizes of 35-50 square wah and usable areas of 130-160 square meters, under the concept of Modern British Luxury. There are three house designs:

1) Brompton: A two-story twin house with 130 sq.m. of usable space, featuring 3 bedrooms, 3 bathrooms, and parking for 2 cars.

2) Regent: A two-story twin house with 140 sq.m. of usable space, featuring 3 bedrooms, 3 bathrooms, and parking for 2 cars.

3) Oxford: A two-story single house with 160 sq.m. of usable space, featuring 4 bedrooms, 3 bathrooms, and parking for 2 cars.

          The project's highlights include its location close to the BTS, just 1.5 km from the Yellow Line BTS station "Sridhan," with the design of the common areas developed based on customer needs and the functionality of the houses that meet real living requirements, or "Customer Centric Design," paying attention to every detail. The common areas are fully equipped to cater to the lifestyle of the target group, including a swimming pool, fitness room, basketball court, and playground.

          Additionally, the internal house functions are designed to align with real living lifestyles, such as incorporating USB ports in various locations for charging phones or electronic devices without needing standard power outlets, and selecting premium materials for the houses, like Windsor window and door frames. Furthermore, the design includes a Thai kitchen to accommodate the daily living needs of the target customer group. The target customers for this project are individuals aged approximately 28-35 years, who are starting families with a monthly household income of around 80,000 baht. The project has already launched a Pre-Sale event on November 18-19, which received a strong response from customers, achieving sales exceeding the target of 230 million baht.

          The Srinakarin area is considered a promising zone in eastern Bangkok, as Srinakarin Road connects to several major roads, such as Serithai, Ramkhamhaeng, Rama 9, and Pattanakarn, and in the future, there will be a Yellow Line BTS project from Samrong to Ladprao to Ratchayothin. Additionally, there are ample amenities, including shopping malls, educational institutions, and the upcoming Bangkok Mall by The Mall Group opening at Bangna intersection, resulting in a continuous demand for housing.

          The location of Britania Srinakarin is in the Bangna-Samut Prakan zone, which is a high-potential area where the horizontal market is growing rapidly. Last year, the sales value reached 22,075 million baht, accounting for about 15% of the horizontal market in Bangkok and its vicinity, with a trend of continuous growth due to the expansion of the Yellow Line BTS and various leading shopping malls. The land prices along Srinakarin Road, especially near Seacon Square and Paradise Park, are high, with prices in 2015-2016 ranging from 200,000 to 300,000 baht per square wah. It is expected that if the construction of the BTS progresses significantly, land prices will increase by approximately 10%.
