37th Housing and Condo Fair Creates Momentum for Real Estate Growth as Year-End Approaches, Anticipating Continued Expansion into 2018
October 5, 2017 – The Thai Real Estate Association, the Housing Business Association, and the Thai Condominium Association are moving forward with the 37th Housing and Condo Fair, aiming for sales during and after the event to boost the overall growth of the Thai real estate market by 5-10% in 2017, while creating a continuous growth trend into the next year.
Mr. Adirek Saengsakaew, Chairman of the Organizing Committee for the 37th Housing and Condo Fair, stated, "The Thai real estate sector continues to experience steady growth at a satisfactory rate of 5-10%. This is supported by several factors, including the positive influence of the global economy in the latter half of the year, particularly in North America and Europe, which has accelerated global economic and trade growth. In Thailand, the government has consistently invested, as seen from the expedited disbursement of the 2017 annual budget and additional budgets, along with a favorable trend in state enterprise investment continuing from the first half of the year. Meanwhile, public construction has resumed strong growth, following budget disbursements and ongoing infrastructure projects, similar to the private sector, which saw a 5.3% increase in capital goods imports in the second quarter and a 16.7% expansion in residential construction permits. In the financial sector, housing loan approvals are expected to improve as banks begin to relax lending conditions, with interest rates remaining low and expected to stay at 1.50% until the end of the year to support economic recovery. Additionally, the country's low inflation rate contributes positively to construction costs and rental prices."
"The Thai Real Estate Association, the Housing Business Association, and the Thai Condominium Association believe that the 37th Housing and Condo Fair will stimulate the overall real estate sector to achieve a growth rate of 5-10% this year, positively impacting the following year. This event is organized under the concept of 'Living Solution: A New Dimension of Living Space,' with cooperation from nearly 200 member operators, financial institutions, and real estate brokers, showcasing over 1,000 projects, both launched and new, at booths with special promotions to encourage consumer purchasing decisions. The three associations anticipate over 100,000 attendees throughout the four-day event, with sales exceeding 4 billion baht during the fair and an additional 8 billion baht in follow-up sales, totaling no less than 12 billion baht," he added.
"The 37th Housing and Condo Fair aims to expand its market reach to younger consumers, whose purchasing behavior focuses on meeting daily life needs and family size, opting for projects close to workplaces, schools, and public transport, with comprehensive amenities and added value from new innovations known as Prop Tech, which enhance convenience, safety, and quality of life for residents, aligning with the lifestyles of the younger generation. This includes Home Automation systems for controlling lighting, temperature, humidity, security, and entertainment systems, as well as IoT (Internet of Things) systems that facilitate communication with household devices via real-time internet networks, controlled through smartphones or tablets," Mr. Adirek explained.
"The projects that the organizing association believes will attract the most interest at this event include condominiums, followed by single houses, townhouses, and duplex houses. Products priced below 2 million baht are expected to remain the most popular, followed by those in the 2-3 million baht range. The majority of buyers at the event will be real demand consumers rather than investors, primarily from the Gen Y demographic aged 21-40, followed by Gen X aged 41-50," he noted.
