Mr. Wisit Kaworakool, Chairman of JW Real Estate Co., Ltd. (JW), stated that the government's development plan for the Pink Line subway, which is becoming clearer, is positively impacting the Min Buri area, making it a prime location for real estate developers. Many companies are currently accelerating their market efforts.

          A study conducted by the company on the condominium market in Min Buri revealed that there is still a high demand from customers in the area, as it is close to industrial estates and several large companies. Meanwhile, the inventory of condominiums in Min Buri is relatively low, with most projects being low-rise.

          It is anticipated that land prices in Min Buri will rise significantly in the next three years once the subway project is completed, potentially reaching 150,000 baht per square wah, compared to the average price of 60,000-70,000 baht per square wah over the past 2-3 years. Additionally, the price of condominiums may reach 100,000 baht per square meter, up from the current range of 60,000-70,000 baht per square meter. Therefore, this area is considered a potential location suitable for both living and investment, with an expected return rate of about 10% per year.

          The company is set to launch the JW Station @Ramintra condominium project, a 20-story high-rise with 275 units, located on Ramintra Road, adjacent to Soi Ramintra 86 and the Pink Line's Setthabut Bamphen Station.

          The building's interior design will incorporate a Smart Building system, allowing for smartphone and digital door lock access for enhanced security. The amenities will be comprehensive, including a Sky Lounge, Sky Garden, fitness center, and saltwater swimming pool. The interior of the units will feature built-in furniture, with prices starting at 1.79 million baht for a one-bedroom unit (23-40 square meters).

         

          The company's revenue target for this year is expected to be around 1 billion baht, representing a growth of 30-40%. For 2018, the company plans to launch a Home Office project in Don Mueang-Song Prapha, valued at 500-600 million baht, and is preparing to invest in a hotel project worth 400-500 million baht, which is currently in the process of obtaining permits and planning.
