Origin has unveiled a new project called "Knightsbridge Prime Onnut", valued at 2.5 billion baht. This is one of three joint venture projects with "Nomura", emphasizing THE PRIME OF LIVING, which stands out in terms of PRIME AREA, PRIME DESIGN, and PRIME FACILITY. With a height of 47 stories, it is the tallest building in the Onnut area, indicating a location with great potential. The official launch will take place at the grand event "My Life. My Origin" at Siam Paragon on September 16-17.

          Mr. Pirapong Jaroonaek, CEO of Origin Property Public Company Limited (ORI), the developer of condominium projects under the Kensington, Notting Hill, and Knightsbridge brands, stated that in collaboration with Nomura Real Estate Development Co., Ltd., they are developing three joint projects to be launched in the third quarter of this year, with a total project value exceeding 6.1 billion baht. The highlight project, with the highest value, is Knightsbridge Prime Onnut, which will become the tallest landmark in the Onnut area.

          This project is a high-rise condominium with 47 floors, consisting of 600 units and one retail space, valued at 2.5 billion baht. It offers fully fitted furniture starting at just 2.69 million baht, featuring one-bedroom units ranging from 22-31 sq.m. and two-bedroom units of 55 sq.m. Developed under the concept of THE PRIME OF LIVING, it is situated in one of Bangkok's PRIME AREAS.

          The project is located on over 2 rai of land in Sukhumvit 77, adjacent to Big C Onnut, just 600 meters from the Onnut BTS station, and close to two electric train lines: the Green Line (Sukhumvit) at Onnut station, connecting to the CBD of Bangkok, and the Yellow Line (Lat Phrao-Samrong). It is also near Thonglor-Ekkamai, recognized as a top hangout area in Bangkok.           The 38th floor features a Sky Co-Culinary Space, ideal for hosting small, intimate parties with close friends or loved ones, where residents can cook together in a fully equipped communal kitchen. It is also suitable for gatherings after meetings. This floor also includes a BUSINESS LOUNGE that offers a luxurious and spacious atmosphere.

          The 47th floor, the highest level of the project, is designed as a tiered garden, providing panoramic views of the Chao Phraya River and the large green space of Bang Kachao. A highlight is the Bangkok Skyscraper Deck, designed as a glass-floored viewpoint, creating a new atmosphere for relaxation.

          "Knightsbridge Prime Onnut will officially launch for sale alongside two other joint venture projects at Origin's first grand event named My Life. My Origin at Fashion Hall and Royal Paragon Hall 3, Siam Paragon, covering over 3,000 sq.m. on Saturday and Sunday, September 16-17. The event will also feature numerous ready-to-move-in projects near the BTS with special promotions, including three years of free living and discounts of up to 1 million baht, aiming to create a new dimension of living for consumers," Mr. Pirapong added.

          The area at Royal Paragon Hall 3 will showcase all three joint venture projects with Nomura, along with eight projects that are in pre-sale and under construction, while the Fashion Hall will display 12 ready-to-move-in projects.

          Mr. Pirapong further discussed the potential of the Onnut area, noting that there has been a continuous influx of real estate developers entering this area due to rising land prices in the central business district, resulting in increased condominium prices. This has made it difficult for the middle-class customer segment, which is the largest market group, to find housing in business districts. Additionally, the expansion of the Sukhumvit area and the official opening of the BTS extension from Onnut to Bearing have further increased the attractiveness of Onnut, as housing prices remain affordable and are not far from the central business district, especially compared to projects in the extension from Bearing to Samut Prakan. The expansion of the Green Line connecting to the Bangna-Suvarnabhumi interchange has also made commuting more convenient, while land prices in the Onnut area have increased by an average of about 10% each year.

          Considering the traffic and demand for rental properties, both Thai and foreign customers show high interest. The rental rates for a 24 sq.m. unit in Sukhumvit 77 range from 10,000 to 15,000 baht per month, with a yield of 5-6%. Rental rates along Sukhumvit road range from 15,000 to 25,000 baht per month, with a yield of 4-6%.

          "In the future, Onnut will become a center for the expansion of foreign communities, driven by various factors such as the growing demand for affordable housing among foreigners, the convenience of living, the expansion of residential options, and various amenities," Mr. Pirapong concluded.
