TRIS Rating Upgrades ASW's Credit Rating to 'BBB/Stable'
Asset Wise Public Company Limited or ASW has received an upgrade in its corporate credit rating to 'BBB' with a 'Stable' outlook from TRIS Rating, up from 'BBB-' with a Positive outlook. This reflects the strength of its financial position and consistently growing performance over the five years since its listing on the Stock Exchange of Thailand (SET).
ASW has developed a strategy to focus on projects in strategic locations, covering Bangkok, the surrounding areas, the Eastern Economic Corridor (EEC), and expanding its investment portfolio to Phuket by investing in Rompho Property Public Company Limited or TITLE, an expert in real estate development in world-class destinations. They are jointly developing the Leisure Residence project under the brand THE TITLE, which has received positive feedback from both Thai and foreign customers. The company is also expanding into the hospitality business, including hotels and restaurants, to increase recurring income and strengthen its long-term revenue structure.
Furthermore, the company continues to deliver condominium projects in the Bangkok area, particularly under the Kave brand, which has established itself as a leader in the Campus Condo market and has received positive responses from students, young adults, and parents. Other brands such as Atmoz, Modiz, and The Honor also stand out due to their location, design, and product quality, resulting in many projects achieving success in sales and value creation, serving as a key driver for the company's sustainable growth.
As of the end of Q1 2023, ASW has a backlog of sales awaiting revenue recognition totaling 38.01 billion baht, which will be recognized continuously until 2028. Highlights include newly completed projects set for delivery in the second half of the year, such as THE TITLE Heritage Bang-Tao valued at 6 billion baht and THE TITLE Serenity Naiyang valued at 4 billion baht, with over 77% of sales already achieved.
The recent credit rating upgrade marks another significant milestone for ASW, reflecting the results of its strategy to diversify its business portfolio while maintaining financial discipline and effective business management. This includes developing residential projects across various segments, expanding into the Leisure Residence business in Phuket, and diversifying investments into recurring income-generating businesses to strengthen its revenue sources and business structure.
