Bangkok and Surrounding Areas Housing Market Situation – Q1 2026
The Real Estate Information Center (REIC) of the Government Housing Bank has prepared an analysis titled "Bangkok and Surrounding Areas Housing Market Situation – Q1 2026". It reveals that the overall housing market in Bangkok and surrounding areas is slowing down in terms of supply, with a decrease in both the number of land allocation permits and the number of projects. Similarly, the registration of completed housing units has also declined.
However, the issuance of building permits for residential properties has increased slightly by 0.6%, with permits for low-rise housing rising by 28.4% compared to the same period last year (YoY). This has resulted in a decrease in the number of new units for sale and the value of housing projects by -31.1% and -10.4%, respectively, compared to the same period last year (YoY).
In terms of demand, the number of transferred ownership units has increased by 10.5%, but the value of ownership transfers has decreased by -2.8% compared to the same period last year (YoY). The details are as follows:
Supply Situation of Housing
Land Allocation Permits in Bangkok and Surrounding Areas for Q1 2026 show that there were 13 residential land allocation projects (a decrease of -58.1%) with 2,645 units (a decrease of -44.3%) compared to the same period last year (YoY), which had 31 projects and 4,745 units.

By Type: It was found that single-detached houses accounted for 1,252 units (47.3% of total land allocation permits), followed by townhouses with 1,032 units (39.0%), and semi-detached houses with 330 units (12.5%).

By Province: Bangkok and Samut Prakan had similar numbers of land allocation permits, with 1,004 units and 1,003 units, respectively. Almost every province saw a decrease in land allocation permits, except for Pathum Thani, which increased by 16.6% compared to the same period last year (YoY), while Nakhon Pathom and Nonthaburi had no land allocation permits.

Building Permits for Residential Properties in Bangkok and Surrounding Areas for Q1 2026 show approximately 11,174 residential building permits issued, an increase of 0.6% compared to the same period last year (YoY).

Of these, low-rise housing accounted for 8,541 units (an increase of 28.4%).

Condominiums accounted for approximately 2,633 units (a decrease of -40.9%) compared to the same period last year (YoY).

When considering by province, Nonthaburi saw an increase in building permits by 16.5%, followed by Pathum Thani with an increase of 15.2%, and Bangkok with an increase of 2.3%. In terms of housing type, building permits for low-rise housing increased in almost every province, except for Nakhon Pathom and Samut Sakhon, while condominium permits decreased in all provinces, with Samut Prakan experiencing the largest decline at -93.8% compared to the same period last year (YoY).

New Housing Projects for Sale in Bangkok and Surrounding Areas for Q1 2026 show a total of 8,370 new housing units for sale (a decrease of -31.1%) with a value of 59,782 million baht (a decrease of -10.4%) compared to the same period last year (YoY), which had 12,140 units valued at 66,738 million baht.
When considering by project type, there were a total of 49 new housing projects launched, a decrease of -24.6%. The details are as follows:

Housing Developments: There were 1,859 new units for sale (a decrease of -54.5%) with a value of 21,390 million baht (a decrease of -50.5%) compared to the same period last year (YoY).

Condominium Projects: There were 6,511 new units for sale (a decrease of -19.2%) with a value of 38,393 million baht (an increase of 63.0%) compared to the same period last year (YoY).

Newly Registered Completed Housing in Bangkok and Surrounding Areas for Q1 2026 shows a total of 14,903 units, a decrease of -16.8% compared to the same period last year (YoY), consisting of low-rise housing (including housing developments and self-built homes) totaling 8,632 units and condominiums totaling 6,271 units.
Among the newly registered completed housing, almost every type saw a decrease, except for semi-detached houses which increased by 23.6% and townhouses which increased by 21.3%. When considering by province, there was a decrease in almost every province, except for Nonthaburi, which saw an increase of 8.7%, attributed to low-rise housing.
Demand Situation for Housing
Ownership Transfers in Bangkok and Surrounding Areas for Q1 2026 show a total of 33,672 ownership transfers (an increase of 10.5%) with a value of 103,939 million baht (a decrease of -2.8%) compared to the same period last year (YoY).

Of these, the transfers of low-rise housing totaled 16,600 units with a value of 64,042 million baht.

Condominiums totaled 17,072 units with a value of 39,896 million baht.

For ownership transfers categorized by new and second-hand housing, the details are as follows:

Newly Built Housing (transferred from legal entities): 14,619 units (an increase of 4.0%) with a value of 63,220 million baht (a decrease of -5.6%).

Second-Hand Housing (transferred from individuals): 19,053 units (an increase of 16.0%) with a value of 40,719 million baht (an increase of 1.8%).

Ownership Transfer Ratio (New : Second-Hand): In terms of units, the ratio is 43 : 57, and in terms of value, it is 61 : 39.

When considering by province, the highest number of ownership transfers occurred in Bangkok with 17,746 units valued at 64,952 million baht. The number of ownership transfers increased in every province, and the value increased in almost every province, except for Bangkok and Samut Prakan.
