Prospect REIT Management Co., Ltd., the manager of the Prospect Logistics and Industrial Real Estate Investment Trust, or "PROSPECT REIT," has announced its performance for the first quarter of 2026, reporting total revenue of 297.94 million baht, a growth of 3.50% from the previous quarter, and an operating profit of 173.85 million baht, an increase of 6.69%. The trust also maintained a strong occupancy rate of 96.52%, underscoring the potential and quality of its five projects located in the strategic Bangna-Trad area, Km. 19-23, Samut Prakan province, benefiting from the Free Zone that continues to attract demand from leading operators in various industries for warehouse and factory space. The trust is preparing to expand its asset portfolio to capitalize on the robust growth of EEC investments.

The company's board of directors has approved a dividend payment for the first quarter of 2026 at a rate of 0.2175 baht per trust unit, with the ex-dividend date (XD) set for May 29, 2026, and payment scheduled for June 16, 2026.

Ms. Oranong Chaitong, Chief Executive Officer of Prospect REIT Management Co., Ltd., as the trust manager, stated, "The first quarter results of 2026 reflect the expected growth trajectory, even though the occupancy rate has slightly decreased from the previous quarter due to lease expirations. We are confident in our ability to fill vacancies, thanks to the strong fundamentals of our strategic locations, the quality and diversity of building types, and the fact that over 72% of our tenants are in the factory sector, allowing us to maintain occupancy rates above 90% as targeted. Meanwhile, the ongoing conflicts in the Middle East and rising energy costs have not significantly impacted our tenants. The trust remains stable with clear recurring income from long-term lease contracts averaging three years, ensuring consistent revenue while effectively managing expenses as planned."

Recently, PROSPECT REIT announced a shift in its payment schedule for unit holders from quarterly to monthly to align with the stable income generation potential from the trust's core assets, enhancing liquidity and providing consistent cash flow to unit holders. The company will begin monthly payments starting from the performance period of April 2026.

For the operational direction in the second quarter of 2026, PROSPECT REIT plans to proceed with its third capital increase to invest in the Bangkok Free Trade Zone 4 (BFTZ 4) in Bang Pakong, Chachoengsao province, with a rental area of 187,949 square meters, comprising 31 ready-built factory and warehouse buildings, totaling 101 units. This includes both general zone and free zone areas, accounting for over 80% of the total space. The SEC has already accepted the filing, and preparations are underway to offer trust units for sale. This additional investment will amount to no more than 5,040 million baht, which will increase the total asset value from the current 10,064 million baht to 15,000 million baht.

Despite the overall economic challenges, the industrial sector continues to grow, as reflected in data from the Board of Investment (BOI), which reported that in the first quarter of 2026, there were 624 investment promotion applications with a total investment value of 1,016,962 million baht, an increase of 2.4 times (YoY). Meanwhile, FDI figures have also expanded, with 427 projects applying for promotion, totaling 965,869 million baht, reaffirming Thailand's position as a key investment destination in the region, driving up demand for warehouse and factory space, especially in the strategic EEC and central regions.
