National Housing Authority Offers New Year Gifts for 2026 with Discounts Up to 20% and Easy Installments at 2.5% Interest
Mr. Thaveepong Vichaidit, Governor of the National Housing Authority, announced that in 2026, the National Housing Authority is launching the "Happy New Year 2026" promotion, offering New Year gifts to the public. This includes discounts of 5-20% on housing from 102 projects nationwide, available from December 5, 2025, to March 31, 2026. The promotion covers 51 affordable housing projects, 21 social housing development projects, 17 commercial housing projects, and 13 existing community housing projects. The price for a 33 square meter condominium on the 3rd to 5th floors starts at 390,000 baht, while a 24 square meter unit starts at 250,000 baht. The interest rate starts at 2.5% with a repayment period of up to 40 years, and a reservation fee of only 1,000 baht for social projects and 5,000 baht for commercial projects. There are also relaxed credit checks for those who do not pass approval from financial institutions, allowing them to sign a direct purchase agreement with the National Housing Authority or participate in the housing development loan program for low-income earners (KBS).

Additionally, there is a promotion to reduce rent in 24 housing projects nationwide by 300-500 baht per unit per month, from monthly rents of 1,260 to 2,500 baht, starting from January 2026 to December 31, 2026. This initiative aims to alleviate living costs, improve quality of life, and enhance access to housing, especially for vulnerable groups, ensuring equal access to housing. The promotion will last for 6 months.

Participating rental projects will offer a 300 baht discount per month, including rental buildings in Samut Sakhon (Kratumban 3), Lampang, Nakhon Sawan (Phases 1-2), Lopburi (Phase 1), Chonburi (Laem Chabang), Mahasarakham, Surin (Salakdai), Ubon Ratchathani, Udon Thani (Samphrao), and Kanchanaburi. Those signing rental agreements from January to March 31, 2026, will receive discounts until June 2026. New projects in Nong Bua Lam Phu and Chachoengsao (Bang Pakong) will offer a 6-month discount after signing the rental agreement.

For a 400 baht monthly discount, those signing rental agreements between January and December 31, 2026, include standard rental buildings in Phetkasem 91, Phetkasem Phase 2, and Ayutthaya 2 Phase 1 (Bo Phong). For projects offering a 500 baht discount per month, these include Phra Phra Ruang Prasith Phase 1 Parts 1-2 (rental), Chaiyaphum (rental), Nakhon Ratchasima Phase 4 (rental), Nakhon Ratchasima Phase 5, government housing in Ang Thong (rental), government housing in Kanchanaburi (rental), and Rayong (government housing at Tha Pradu). Those signing agreements from January to March 31, 2026, will receive discounts until June 2026.

The Governor of the National Housing Authority stated that the target groups for this program include seniors aged 60 and above, persons with disabilities holding a disability card aged 20 and above, recent graduates (First Jobbers) aged 18-29, and the general public aged 20 and above with a monthly income not exceeding 30,000 baht. Holders of the state welfare card aged 20 and above with an annual income not exceeding 100,000 baht are also eligible.

Furthermore, there are measures to assist customers with direct purchase agreements with the National Housing Authority by restructuring debts for customers who have never participated in debt restructuring measures, both those with and without overdue debts. This includes an 85% reduction in penalties, a reduction of the remaining purchase interest to 6.70%, and an extension of the purchase agreement for up to 40 years, provided that the total age of the purchaser does not exceed 75 years. Additionally, debt restructuring will be offered to customers who have been bought back from financial institutions under the guarantee obligations, and customers who have not vacated the premises will have their damages reduced by 50% from 100 baht per day to 50 baht per day from the date of buyback until the signing of the purchase agreement, with exemption from contract renewal fees (if any) until the customer signs a purchase agreement with the National Housing Authority. This will result in lower installment payments, allowing customers to manage their purchase payments and maintain a normal life in line with the current economic situation. The contract signing period is from today until March 31, 2026.
