The Real Estate Information Center (REIC) of the Government Housing Bank (GHB) has conducted an analysis on the topic of New Housing Price Index for Developments on Sale in Q3 2025 in Bangkok and Surrounding Areas”, which shows an index value of 131.3, an increase of 0.5% compared to the same period last year (YoY), where the index was at 130.7, but a decrease of -0.8% from the previous quarter (QoQ). This reflects a continuing upward trend in housing prices, although the rate of increase has slowed compared to previous periods. The main reason for this is the housing market condition, which has seen an ongoing increase in unsold units, leading developers to adjust their strategies by lowering sale prices and encouraging consumer purchasing decisions during a highly competitive market.

Meanwhile, the index for single-family homes in Bangkok has seen the highest price increases in the Min Buri-Nong Chok-Khlong Sam Wa-Ladkrabang areas, with prices exceeding 10 million baht. In the three surrounding provinces (Nonthaburi, Pathum Thani, and Samut Prakan), the highest price increases were observed in the Nonthaburi-Pak Kret area, also exceeding 10 million baht compared to the same period last year (YoY). On the other hand, the townhouse price index in Bangkok has decreased the most in the Bang Khen-Sai Mai-Don Mueang-Lak Si areas, with prices ranging from 3.01 to 5.00 million baht. In the three surrounding provinces, the largest price decreases were in the Bang Kruai-Bang Yai-Bang Bua Thong-Sai Noi areas, also in the 3.01 to 5.00 million baht range compared to the same period last year (YoY), due to price reductions from developments still using original costs, combined with the need to stimulate the market and accelerate the clearance of housing stock.

When categorizing the new housing price index for developments on sale by area, it was found that:

  • Bangkok has an index value of 131.7, an increase of 1.8% compared to the same period last year (YoY),
    but a decrease of -0.6% compared to the previous quarter (QoQ).
  • Three Surrounding Provinces (Nonthaburi, Pathum Thani, and Samut Prakan) have an index value of 129.3, an increase of 0.1%
    compared to the same period last year (YoY), but a decrease of -0.8% compared to the previous quarter (QoQ).

The new housing price index for developments on sale in Bangkok and the surrounding areas, categorized by type of house, reveals that:

  1. Single-family Home Price Index has an index value of 136.3, an increase of 1.8% compared to the same period last year (YoY),
    but a decrease of -1.0% compared to the previous quarter (QoQ). This is divided into:
  • Bangkok has an index value of 134.5, an increase of 4.4% compared to the same period last year (YoY),
    but a decrease of -0.6% compared to the previous quarter (QoQ) due to higher costs from increased construction material prices compared to the same period last year (YoY). The areas with the highest price increases compared to the same period last year (YoY) include Min Buri-Nong Chok-Khlong Sam Wa-Ladkrabang, with prices exceeding 10 million baht.
  • Three Surrounding Provinces (Nonthaburi, Pathum Thani, and Samut Prakan) have an index value of 136.9, an increase of 0.4% compared to the same period last year (YoY), but a decrease of -1.2% compared to the previous quarter (QoQ). The areas with the highest price increases compared to the same period last year (YoY) include Nonthaburi-Pak Kret, with prices exceeding 10 million baht.

    compared to the same period last year (YoY) and a decrease of -0.7% compared to the previous quarter (QoQ). The areas with the largest price decreases compared to the same period last year (YoY) include Bang Kruai-Bang Yai-Bang Bua Thong-Sai Noi, in the price range of 3.01 to 5.00 million baht.

Regarding promotional offers for new housing developments on sale this quarter, most are incentives such as free air conditioners, water pumps, water tanks, common area fees, water meters, and electricity meters, accounting for 37.9%, a decrease from the previous quarter's 38.2%. For discounts on transfer fees at the time of ownership transfer, it accounts for 35.2%, an increase from the previous quarter's 31.6%, while cash discounts account for 26.8%, a decrease from the previous quarter's 30.3%.
