Dusit Ajara Hua Hin Reveals Multi-generational Living Design Concept Addressing Every Story, Becoming More Than Just a Residence

Mr. Natthapanu Sriyuktsiri, Managing Director of Dusit Estate Co., Ltd., revealed the insights behind the creation of Dusit Ajara Hua Hin, stating, “Given the potential of Hua Hin as both a tourist destination and a retreat for both Thais and foreigners, combined with our company’s vision to expand our business for portfolio stability, we initiated a luxury residential project valued at over 2 billion baht. This project utilizes part of the Dusit Thani Hua Hin hotel area, which was previously the Dusit Resort & Polo Club, a polo field that welcomed visitors from around the world, transforming it into a residence that meets contemporary lifestyle needs through the concept of Multi-generational Living, accommodating the happiness of every family member. The project is designed on 20 rai, divided into 7 buildings, consisting of 4 three-story buildings and 3 six-story buildings, surrounding a central garden that comprises over 60% of the project area, creating an oasis of relaxation that offers a close connection to nature in every aspect. Each building considers Low Rise, Low Density, resulting in fewer units per building, with a total of only 96 units in the entire project. All buildings face the central area and green spaces, which include amenities such as a private clubhouse, a swimming pool surrounded by natural views, and a playground designed with an understanding of the developmental stages of each age group. Additionally, the quality of life is enhanced through the concept of Universal Design, ensuring that all areas are accessible and usable with ease. The single corridor layout is meticulously planned, with spacing between buildings to facilitate natural air circulation (Cross Ventilation) throughout the day. Every detail allows seamless access to the large central nature area through the design concept of Bridging Oasis, providing a quality living experience for residents of all generations.”

Mr. Somkiat Lohjindapong, Deputy Managing Director of Architect 49 Co., Ltd. (A49), a leading architectural studio in Thailand, stated, “The design challenge was to create a narrative that connects the history of the project area with nature in a new dimension to accommodate the lifestyle of current residents. We began by surveying the area both horizontally and vertically using drones to understand the views available from each floor height. The project layout consists of groups of buildings designed in a Low Rise architectural style, with each unit featuring a wide frontage to maximize natural light and airflow. The exterior emphasizes clean lines with detailed simplicity, using materials that reflect natural colors such as soft cream, gray, and wood brown.”

The dark bronze color of the metal conveys a sense of calmness, depth, and timelessness. The first floor is designed with an exceptional height of 3 to 3.5 meters, featuring a private garden that seamlessly connects to the central area of the project. Another unique aspect is the two-bedroom units located at the corners of the buildings, providing expansive views and privacy, while the three-bedroom penthouses are situated on the 5th and 6th floors of the six-story building, offering panoramic sea views and large balconies that can be transformed into dining or outdoor relaxation areas. The materials used are child- and elderly-friendly, such as slip-resistant flooring and a linear kitchen layout that can be adapted into an Asian kitchen flexibly.

Inside the units, spaces are divided to create privacy for each member while also providing areas for shared time together, with the living zones divided into three main sections: Semi-private, Multi-GEN Living Space or Sharing Space, and Private Zone. Furthermore, the interior spaces emphasize natural light and surrounding green landscapes, promoting a harmonious living experience with nature. Premium materials and furniture from leading brands are used throughout, including kitchen sets, bathrooms, and sanitary ware, while outdoor furniture is made from weather-resistant materials suitable for coastal conditions, such as SUS 316 and Quick-dry Foam. The exterior materials are designed with varied surface finishes, such as wood, textured plaster, and GRC, providing a rough texture with an Aggregate Finish. Additionally, the building shape and gabled roof distinctly convey a simple and timeless seaside village atmosphere, reflecting the essence of living in a coastal tropical climate like Hua Hin.

Ms. Hatai Rojanasripairoj, Design Director of P Landscape Co., Ltd., one of Thailand's leading landscape architecture firms with international recognition, discussed the design of green spaces with the concept of Bridging Oasis, stating, “Our company studied the project area and established guidelines to create spaces that can be utilized and closely integrated with nature. We designed the open spaces and outdoor functions to support both light exercise and quality time in the gardens, reflecting meticulous attention to detail through the appropriate placement of plants in each corner of the project. We emphasized pedestrian-friendly pathways for jogging and covered walkways, which are slightly inclined to stimulate heart rates, with resting points every 200 meters, making walking a relaxing and continuous activity. The concept of plant placement is carefully considered in each corner of the project, with large trees placed not only for shade but also to create a suitable microclimate for the tropical city, allowing residents to experience the comfort of nature with every step. Non-toxic plants are chosen for the clubhouse area to ensure safety for residents with pets.

The green spaces are designed in three layers to create diverse and balanced experiences: 1) The outer area, which surrounds the project with lush greenery, preserving large native trees that provide natural shade, such as the flamboyant tree, banyan tree, and fig tree; 2) The middle area, which includes gardens near the buildings and within the villas, designed for residents to closely engage with nature through fragrant flowering plants and fruit trees; and 3) The innermost area, which is the central garden that accommodates large activities, serving as a courtyard, water recreation park, and green lifestyle park designed to support activities for all ages, including a jogging path on a covered walkway designed as a seamless loop, creating a walking or running experience where users can enjoy exercising amidst the refreshing nature. No matter where one starts running within the project, they can easily return to their residence, connecting to all facilities and continuing to the large jogging path of the hotel, distinctly separated from vehicle pathways for safety.”
