FPT Showcases Potential with 6 Billion Baht Revenue in the First Half, Driving Business Growth Across All Dimensions
Frasers Property Thailand reports that in the first half of the fiscal year 2025 (October 2024 - March 2025), the company achieved a revenue of 6,298 million baht and a net profit of 550 million baht. The residential business is set to launch 4 new high-end projects in Bangkok and other provinces, while the demand for factories and warehouses has surged, resulting in an All-Time High rental rate. The office sector may benefit from increased interest from tenants in high-quality Grade A offices in the CBD area following the recent earthquake.
Mr. Thanapol Sirithanachai, Chief Executive Officer of Frasers Property (Thailand) Public Company Limited, or “FPT,” stated that in the first half of the fiscal year 2025 (October 2024 - March 2025), despite facing economic challenges such as high household debt, slow consumer purchasing power recovery, and a slowdown in industrial production, the strength of the portfolio, which includes both revenue-generating sales and recurring income, along with effective portfolio management, has allowed the company to maintain a good growth rate.
In the first 6 months of fiscal year 2025 (October 2024 – March 2025), compared to the same period last year, the company reported a revenue of 6,298 million baht, a decrease of 4.4%, while net profit increased by 12.9% to 550 million baht. In the second quarter of fiscal year 2025 (January – March 2025), the company recorded a revenue of 3,030 million baht, which included 1,754 million baht from property sales, 836 million baht from rental and service income, and 440 million baht from other income, with a net profit of 221 million baht.
The residential real estate sector launched 2 new projects with a total value of 3,450 million baht, including the Close condominium on Ram Inthra – Fashion and the luxury home project Grammar Sathorn. The company has demonstrated its leadership in real estate with the Grand Riverfront Ratchaphruek - Rama 5 project, which is the first single-family home project in Thailand and Southeast Asia to receive LEED Gold certification for green building standards. In the second half of fiscal year 2025 (April – September 2025), the company plans to launch 4 more projects, including single-family homes and townhomes in Bangkok, Nakhon Ratchasima, and Khon Kaen, with a total value exceeding 6,300 million baht, aligning with the anticipated increase in purchasing power due to relaxed housing loan regulations and reduced transfer and mortgage fees.
The industrial real estate sector continues to benefit from foreign investors relocating their production bases to Southeast Asia, particularly in Thailand, Indonesia, and Vietnam, driving average rental rates both domestically and internationally to an All-Time High of 90%. In the second quarter of fiscal year 2025 (January – March 2025), the company closed deals and commenced construction on Watson's largest distribution center in Thailand, covering over 25,000 square meters to support deliveries to more than 750 stores nationwide. The project is located in Frasers Property Logistics Center (Bang Phli 4), Samut Prakan Province, and includes the delivery of the largest distribution center, covering 89,000 square meters for Big C Supercenter, located in Bang Pa-in District, Phra Nakhon Si Ayutthaya Province, as well as a warehouse covering over 30,000 square meters in Binh Duong Industrial Park, Vietnam, for e-commerce industry clients.
The commercial real estate sector has maintained a high rental rate of 91% for Grade A office buildings and retail spaces. Following the earthquake in Myanmar that affected Thailand at the end of March, all buildings managed by the company were structurally unaffected due to their design to withstand seismic activity. This incident may encourage tenants to consider relocating to higher-quality Grade A office buildings, which offer superior construction standards and security measures, resulting in increased demand for Grade A office spaces in the CBD area.
