Overview of the Housing Market Situation in the Northeastern Provinces for the Second Half of 2024
The Real Estate Information Center (REIC) of the Government Housing Bank (GHB) reports on the overall housing market situation still available for sale in the second half of 2024 across five provinces in the northeastern region: Nakhon Ratchasima, Khon Kaen, Udon Thani, Ubon Ratchathani, and Maha Sarakham. The survey found that the overall sales situation in all surveyed provinces remains stable, except in certain areas or locations where new projects for condominiums and villas have been launched. These locations have potential, leading to improved sales and absorption rates. Overall, there are approximately 14,592 units available for sale, valued at 51,628 million baht. This includes 4,265 condominium units valued at 11,542 million baht and 10,327 housing projects valued at 40,086 million baht. New sales totaled 1,737 units, a decrease of -21.5%, valued at 5,714 million baht, down -29.5% compared to the same period last year. This includes 1,037 units of single-family homes valued at 3,992 million baht and 700 condominium units valued at 1,722 million baht. Nakhon Ratchasima recorded the highest new sales of single-family homes at 372 units, valued at 1,482 million baht, while Khon Kaen had the highest sales of condominiums at 366 units, valued at only 781 million baht. In the northeastern region, a total of 1,873 new units were launched, an increase of 4.4%, valued at 5,625 million baht, but this represents a decrease of -42.9%. These new residential units include 697 single-family homes valued at 2,925 million baht and 1,176 condominium units valued at 2,673 million baht. Khon Kaen and Udon Thani launched new projects in close proximity, with Khon Kaen introducing 301 single-family homes valued at 978 million baht and 309 condominium units valued at 702 million baht, while Udon Thani launched 456 condominium units valued at 1,086 million baht. Nakhon Ratchasima did not launch any new condominium projects.
In the northeastern region, the five provinces have 12,855 unsold residential units available in the second half of 2024, an increase of 10.3%, valued at 45,914 million baht, up 5.2% compared to the same period in 2023 (YoY). This includes 9,290 housing project units valued at 36,094 million baht and 3,565 condominium units valued at 9,820 million baht. Nakhon Ratchasima has the highest number of unsold single-family homes at 4,147 units, valued at 16,222 million baht, followed by Khon Kaen with 2,780 units valued at 11,606 million baht. In contrast, Khon Kaen has the highest number of unsold condominium units at 2,223 units, valued at 4,713 million baht, while Nakhon Ratchasima has only 741 unsold condominium units, but their value is as high as 3,772 million baht.
Nakhon Ratchasima's Housing Market based on the survey for the second half of 2024 shows a total of 5,313 residential units available for sale, a decrease of -13.7%, valued at 21,756 million baht, down -17.4%. This includes 4,519 housing project units valued at 17,704 million baht and 794 condominium units valued at 4,052 million baht. There are 193 new residential units entering the market, a decrease of -73.3%, valued at 877 million baht, down -86.9%. The number of new sales is 425 units, a decrease of -49.5%, valued at 1,762 million baht, down -57.7%. There are 4,888 unsold units, a decrease of -8.1%, valued at 19,994 million baht, down -9.8%. This includes 4,147 housing project units, down -8.0%, valued at 16,222 million baht, down -8.8%, and 741 condominium units, down -8.5%, valued at 3,772 million baht, down -14.0%.

There are 610 new residential units entering the market, a decrease of -17.1%, valued at 1,680 million baht, down -23.5%. The number of new sales is 677 units, a decrease of -29.4%, valued at 1,963 million baht, down -20.7%. There are 5,003 unsold units, an increase of 33.9%, valued at 16,319 million baht, up 31.3% compared to the same period in 2023.

The number of new sales is 172 units, a decrease of -14.4%, valued at 548 million baht, down -19.8%. There are 1,350 unsold units, an increase of 22.0%, valued at 3,882 million baht, up 14.5% compared to the same period in 2023.
