AP Thailand Updates Operations 7 Days After Earthquake, Ensuring Structural Safety with Double Inspections by External Experts and Building Inspectors as Announced by Bangkok Metropolitan Administration
AP Thailand Public Company Limited, represented by Mr. Witakarn Janthawimon, Deputy Managing Director of Corporate Strategy and Innovation, discussed the overall operations of the AP War Room team over the past 7 days following the earthquake in Thailand. During this period (from March 28 to April 3, 2025), AP Thailand has implemented all measures to ensure the safety of residential building structures through in-depth inspections and has urgently facilitated support for residents in every aspect, covering 82 projects developed by the company, including those managed by Smart Service and Management, a subsidiary of AP Thailand, as well as projects managed by other building management teams.

We have mobilized all resources to support residents in safely navigating this event, ensuring they receive care in all aspects, both in terms of building safety and peace of mind. The operational approach of AP over the past 7 days following the earthquake has been intensive, utilizing resources and expertise in all areas to drive 10 key steps as follows:
- Notify and manage the evacuation of residents
In projects managed by Smart Service and Management Co., Ltd., upon the occurrence of the earthquake, we managed the evacuation of residents from the buildings for their initial safety and coordinated with project engineers to inspect the physical condition of the buildings as the first step, which involved assessing the initial damage immediately after the event.

- Establish a task force to manage the major crisis
We established the AP War Room to manage the impacts of this disaster, with the primary goal of alleviating residents' concerns regarding the structural safety of the buildings. The AP War Room team is led by top executives from the real estate development business, along with teams from Smart Service and Management [SMART], which is responsible for managing residential living, as well as support teams including the Call Center and engineering teams.
They work alongside a special survey team established to assess the impacts, consisting of qualified engineers and expert firms divided into 7 teams to conduct thorough inspections of all projects and issue safety assurance certificates by qualified engineers.
- First structural safety inspection by internal engineers
The company divided the structural safety inspection process into 2 phases, starting immediately after the event with an initial damage assessment, which has been completed for all 82 projects since March 29, conducted by project engineers in collaboration with SMART project engineers.

- Second structural safety inspection by external experts
The company collaborated with experts from various fields to form a survey committee to assess the impacts, consisting of qualified engineers and expert firms divided into 7 teams to conduct thorough inspections of all projects and issue safety assurance certificates by qualified engineers. The inspections are led by 1. Assoc. Prof. Dr. Arti Petchsasithorn, Assistant Dean of King Mongkut's Institute of Technology Ladkrabang, 2. Assoc. Prof. Lt. Col. Dr. Suphachai Sinthavorn, Associate Professor in the Department of Civil and Environmental Engineering, Faculty of Engineering, Srinakharinwirot University, 3. Mr. Chai Saengsawai, a licensed civil engineer (License No. 2190), Senior Structural Engineering Consultant at CS 2190 Co., Ltd., and 4. Mr. Kittipob Pruksakitchai, a licensed engineer (License No. 1571), Senior Consultant at Boulder Stewart Co., Ltd.
- Preliminary safety certificate from external inspectors
The survey committee inspected the building structures, which are the primary concern of residents, and issued
"Building Inspection Certification" by the experts who surveyed all 82 projects to confirm the structural integrity before proceeding with the restoration of the common architectural work.
- Continuous communication with residents
- Facebook AP Thai continuously reports the status of various tasks to keep residents informed in a timely manner.
- The Smart World application from the SMART management team allows customers to follow project announcements, serving as a communication channel between residents and the project management.
- Care for all delivered AP condominiums
The company has supported a team of special experts to inspect the structural safety of condominiums developed by AP Thailand, even those that were delivered long ago or are not managed by SMART, and is ready to act as an intermediary to assist with any special requests from residents. - Insurance claims
The company has compiled information on the claims process and a list of contractors to facilitate the process as quickly as possible for residents needing repairs to their homes.
- Operations to rectify projects affected by the earthquake
After the event, the company worked with structural engineering experts and government officials, including the Bangkok Metropolitan Administration's Department of Public Works and the Jatujak District Public Works Office, along with representatives from the Engineering Institute of Thailand, to plan the rectification of columns affected by the earthquake.
The team has been working around the clock to complete the rectification according to the procedures agreed upon by all involved parties, using the method of "Jacketing Columns and pouring new columns around the existing ones" under the calculations and supervision of the design engineers from Post Co., Ltd. and under the guidance and monitoring of the Jatujak District Public Works Office, the Bangkok Metropolitan Administration, and structural experts from the Engineering Institute of Thailand. This process is currently in its final stages and will proceed to strength verification.
- Passed structural safety inspections according to Bangkok Metropolitan Administration standards
Recently, all AP condominiums with residents have passed inspection by building inspectors according to the regulations of the Bangkok Metropolitan Administration. The company has uploaded the inspection results into the Bangkok system, allowing residents to check the safety status of their residential buildings on the "Building Inspection Dashboard" of the Bangkok Metropolitan Administration after receiving approval from the Bangkok Metropolitan Administration at https://openpolicy.bangkok.go.th/bkkbuilding.html.
