SCX Corporation Co., Ltd., a company driving the Engine2 business or Recurring Income (a business that generates regular income) under SC Asset, led by Nattapong Kunakornwong, CEO of SC Asset, along with executives from the Japanese firm Tokyo Tatemono, a major real estate development company with over 128 years of experience, held a groundbreaking ceremony to bless and commence construction of warehouse-factory rental projects at two strategic locations: SCX Logistics Bangna Km.20 and SCX Logistics Laemchabang. These projects aim to support the growth of e-commerce, automotive industries, and the expansion of foreign manufacturers' production bases after the two companies announced their joint venture in developing warehouse-factory rentals.

The two warehouse and factory rental projects include:

1. SCX Logistics Bangna Km.20 is located on Bangna-Trad Road Km.20 in Samut Prakan province, covering over 90 rai of land. This strategic location is ideal for logistics and transportation businesses, housing warehouses, distribution centers, and industrial factories for various business groups. The project's advantageous location facilitates the transportation of goods into Bangkok and distribution to various regions. SCX plans to develop the project with both ready-built warehouses-factories and built-to-suit buildings, with a total rental area of approximately 80,000 square meters. Construction of the first phase, which includes two ready-built buildings covering 23,000 square meters, is scheduled for completion in January 2025. The remaining area of over 50,000 square meters will be developed continuously in 2025-2026.

2. SCX Logistics Laem Chabang is situated on Highway No. 3009, just 8 kilometers from Laem Chabang Port Phase 3, and is located within the Eastern Economic Corridor (EEC), an area supported by the government to promote investment for industrial operators. SCX plans to develop high-quality ready-built warehouse-factory buildings with a total rental area of over 46,000 square meters, divided into 13,000 square meters in the general area and 33,000 square meters in the Free Zone. Construction is expected to be completed gradually in the first quarter of 2025.

Investing in industrial real estate and warehouse rentals is one of the key strategies to generate recurring income for the SC Asset group, as this business is expected to grow strongly and continuously due to the expansion of the E-commerce and Automotive sectors, along with foreign investors entering Thailand. SCX aims to develop a total of 1 million square meters of warehouse-factory rentals within the next five years.
