Enrich Ventures into the Luxury Home Market with the Launch of The Article North Ratchaphruek, Responding to the Expansion of a New Luxury Hub in the Prime Ratchaphruek Area
Enrich Group has launched “The Article North Ratchaphruek,” a luxury project in the prime location of Bangkok's western side, Ratchaphruek, which is emerging as a New Luxury Hub. The project showcases a unique concept inspired by lifestyle, with a design that considers every detail to cater to all aspects of living. The executives revealed that this is a collaboration between two market leaders in the Thai-Japanese real estate sector, creating a new dimension of living in the luxury market. According to CBRE, the number of new home projects in the high-end and luxury segments in the outer Bangkok area has increased by over 385% compared to the first quarter of 2023.

The Article North Ratchaphruek is a luxury project featuring spacious single-family homes that provide maximum privacy, highlighting modern architecture and focusing on functional design and living space to fully meet residential needs. Enrich Group chose to develop in Ratchaphruek due to the growing trend of real estate expanding beyond the city center, particularly in the newly developed Ratchaphruek area surrounded by various amenities such as community malls, leading department stores, and renowned international schools. This reinforces the concept of “Guiding You to Practical Living,” aiming to be a partner in real living to perfectly meet residents' needs and create the best living environment for everyone. Additionally, it incorporates the “KonMari” home organization philosophy by world-renowned organizer Marie Kondo, making Enrich the first in the country to apply this concept in real estate through master-level consulting agents, receiving very positive feedback.

Mr. Anuwat Chatrshirikul, CEO of Enrich Group, stated that the development of “The Article North Ratchaphruek,” valued at over 2.4 billion baht, is a joint investment with Anabuki Kosan Group, a top 10 real estate developer from Japan. This partnership is based on the continuous growth of the real estate market in Ratchaphruek, particularly in the luxury home segment. Despite high competition in the area, he believes there is still a market gap to penetrate and compete.

“We see that the real estate market this year presents challenges in many aspects, and competition is high. Consumers are taking longer to decide on home purchases, but the company's business plans continue to move forward to ensure ongoing growth. The primary target group remains premium to luxury customers who still have high purchasing power, so we are developing projects to cater to this group by selecting potential locations and creating projects with interesting features and innovations that meet living needs. We have successfully developed projects continuously in the past,” Mr. Anuwat said.

In the past, Enrich Group has launched various real estate projects and collaborated with several capable business partners for joint developments. This year, Enrich Group has partnered with Anabuki Kosan Group to develop The Article North Ratchaphruek and has also engaged CBRE Thailand, a leading global real estate consulting firm, as the marketing consultant and sales manager for the project. Thus, we are confident that the projects developed by Enrich stand out in terms of design, functionality, and material selection, making them distinct from competitors and desirable to luxury customers.

Ms. Supicha Natsuwannapol, Business Management Director of Enrich Group, stated that the guiding principle of Enrich Group in project development has always been “Guiding You to Practical Living,” which considers every detail of life, emphasizing quality and interesting products. This philosophy is integrated into the project development process, ensuring attention to detail at every stage from the initial design to the final step when customers move in. Customers must receive the utmost convenience, and this is complemented by the “KonMari” home organization concept by Marie Kondo, which Enrich is the first in the country to implement in real estate through master-level consulting agents, receiving very positive feedback to help customers study and apply it to their future homes.
“With the high competition in the real estate market in the same area, we are focusing even more on developing projects with distinctive designs and prioritizing the living experience of all family members. Another unique aspect of our projects is that we consider diverse lifestyles, allowing customers to customize certain features to meet their living needs as trends and lifestyles evolve,” Ms. Supicha added.

The decision to develop the project in Ratchaphruek was made because of the observed growth trend of the real estate market expanding beyond the city center, particularly in the western side of Bangkok. The area has seen the development of various amenities to support residential living, including community malls, leading department stores, and renowned international schools. The Article North Ratchaphruek is located just 300 meters from Robinson Lifestyle Ratchaphruek. For the new generation looking to expand their families, the project offers increased living space and a flexible work-life balance, allowing for remote work or convenient commuting.
Mr. Masaaki Kagawa, Managing Director of Anabuki Kosan Group, stated that the partnership with Enrich Group is due to shared ideas and directions in their work, as well as recognizing that Enrich develops quality projects with a special focus on design, planning, and convenience of living. The selection of project locations with current potential and future growth prospects, along with the commitment of Enrich's personnel to product development, has led to the decision to jointly develop this project.
“We see that Enrich's products are distinctive and attract our interest. We believe that Enrich develops products that meet customer needs, with special attention to design for comfort and the selection of good development locations, along with effective planning,” Mr. Masaaki said.
Meanwhile, Ms. Athisaya Kasemlawan, Head of Residential Project Sales at CBRE Thailand, noted that the overall housing market in the first quarter of 2024 saw the launch of 31 new housing projects totaling 5,032 units, representing an increase of over 15.3% compared to the same quarter in 2023, indicating positive signs. From 2022 to 2024, the housing market in the outer western Bangkok area has shown continuous growth, with project launches increasing by over 145% in 2022 and 18% in 2023. By the end of the first quarter of 2024, this area has the highest rate of new project launches among the outer Bangkok locations, comprising four areas. Furthermore, focusing specifically on the high-end segment in 2023, project launches increased by over 227% compared to the previous year, with a remarkable rise of 385% in the first quarter of 2024 compared to the same quarter in 2023.
Ms. Athisaya further added that the key factors driving the growth of the luxury housing market in Ratchaphruek are the area's potential, which supports its emergence as a New Luxury Hub. This includes the completeness of transportation infrastructure, such as the construction and expansion of roads, including the new Ratchaphruek Road, the expansion of Chaiyaphruek Road, and its connection to the Rama IV Bridge, as well as the 10-lane road connecting to the Purple and Pink subway lines, facilitating connectivity across three provinces: Bangkok, Nonthaburi, and Pathum Thani. The development of large shopping malls to support the lifestyle of residents in Ratchaphruek, such as Robinson Lifestyle Ratchaphruek, Central Westgate, Central Westville, and Lotus’ North Ratchaphruek, further enhances this area. Additionally, this Ratchaphruek zone connects to Chaeng Watthana Road, a central business district housing important government agencies and numerous leading companies, with over 1,100,000 square meters of office space, creating demand from workers in the area, which is a primary factor driving the continuous growth of the residential market in the Chaeng Watthana zone and its expansion into Ratchaphruek.
“Another factor that makes The Article North Ratchaphruek attractive is its location in a rapidly growing area, with a favorable environment, transportation, and amenities, close to a shopping mall, which offers the advantage of convenient travel and saving time for shopping. Robinson Lifestyle Ratchaphruek is only 300 meters away, featuring a new department store and numerous restaurants, making shopping easy and convenient for daily life. Additionally, this area has seen a continuous increase in land valuation, with a rise of over 21% in the 2023-2026 assessment period, indicating significant potential for future growth, especially in the area where the project is located, which has the opportunity to become the next luxury home hub, similar to the Ekkamai-Ramintra expressway area and the Krungthep Kreetha area. At the same time, the project stands out from typical projects in the market in terms of design appearance and the use of quality materials, providing new options for customers in the area, while offering comprehensive functionality with areas of 300-500 square meters and parking for 3-4 cars, with the ability to customize the home's functions as needed, representing high-end pricing in a premium location in Ratchaphruek,” Ms. Athisaya concluded.
