Currently, the transformation of the eastern zone of Bangkok, particularly along the Bangna-Trad road, is becoming increasingly evident from the Bangna intersection extending along the road to approximately kilometer 15. This change is supported by various factors that differ from the past, including ongoing large-scale developments by the private sector over the past few years, with many projects still under construction and expected to be completed in the coming years.

According to a survey by Property DNA, significant changes have been observed since 2012, especially in the areas surrounding the intersection of Bangna-Trad road and the Kanchanaphisek ring road, where the large shopping center “Mega Bangna” has opened. Additionally, the Kanchanaphisek ring road has expanded from 4 lanes to 6-8 lanes, fully operational since 2010, resulting in numerous housing projects emerging along the ring road and its connecting side roads. The introduction of the yellow line electric train has also impacted the transformation along Srinakarin road, extending to parts of Bangna-Trad road, further enhancing the potential of certain areas.

While the industrial sector remains a crucial support factor for this area, it is no longer characterized by traditional industrial estates. Instead, it has transformed into ready-to-rent warehouses or large logistics warehouses, offering various rental options, including shared spaces, entire buildings, and custom-built facilities for long-term tenants. This shift has been particularly noticeable since 2020 and has influenced the demand for housing in the area, especially from business owners, including Chinese and other foreign nationals seeking high-end homes along Bangna-Trad road. The development of the EEC industrial sector has also impacted this region.

Currently, the area along Bangna-Trad road from the Bangna intersection to around kilometer 15 features a variety of real estate projects catering to lifestyle needs, enhancing the area's potential. There are two large shopping centers, hypermarkets, and several community malls, over 10 international schools offering various educational levels and systems, as well as several public and private universities located nearby, along with government hospitals and international hospitals.

Additionally, new office buildings are continuously emerging, with a total rental space of no less than 175,000 square meters, and several more office buildings under construction. It is expected that in the future, the office space in this area will exceed 200,000 square meters, and when combined with nearby office buildings on Sukhumvit road, it is anticipated to reach at least 300,000 square meters, accommodating over 50,000 workers daily in this area and adjacent areas along Sukhumvit and Srinakarin roads.

As for transportation connectivity from this area to various locations across Bangkok, the metropolitan area, and neighboring provinces, it is quite convenient. The Bangna-Trad road connects with other routes such as Srinakarin, King Kaew, and Sukhumvit. There is also the Burapha Withi Expressway for travel to Chonburi and the eastern region. The Kanchanaphisek ring road now connects all directions around Bangkok and its outskirts, along with the S1 expressway or the Southern Expressway Phase 3, and it is not far from Motorway No. 7, which provides access to Rayong province.

While public transportation may not yet be fully comprehensive, as it requires bus services to connect to the yellow and green line electric trains, future projects such as the light rail line connecting Bangna to Suvarnabhumi Airport, part of the second phase of the mass transit rail system development in Bangkok and its vicinity (M-Map Phase 2), will further enhance the area's potential. Additionally, if the high-speed rail project connecting the three airports and the EEC with Bangkok becomes a reality, it will greatly benefit the Bangna-Trad area in terms of transportation and logistics.

Mr. Surachet Kongcheep, Managing Director of Property DNA, revealed that in recent years, there has been an increase in housing projects priced at no less than 20 million baht being launched in various locations around Bangkok and in the adjacent provinces, including along the Bangna-Trad road. This area has become one of the locations where such high-end projects are continuously being offered, especially beyond the Kanchanaphisek ring road, which has become a hotspot for luxury housing developments priced at 20 million baht and above, attracting significant interest from buyers. Some projects have recorded over 70% in sales or reservations shortly after their official launch.

“In 2021, housing projects with starting prices of 10 million baht per unit began to emerge in the Bangna-Trad area, but after 2022, projects priced at no less than 20-30 million baht per unit entered this market, garnering considerable interest from buyers. This suggests that in the long term, there will certainly be more projects at this price level, and it is likely that more housing developments priced above 20 million baht per unit will be launched. Bangna-Trad could become another area in Bangkok and its vicinity with a continuous supply of high-priced homes in the future,”

For developers with high-end housing projects along Bangna-Trad road around kilometer 10 or extending to kilometer 15, such as Land and Houses, Britania, AP (Thailand), and SC Asset, prices start at no less than 10 million baht per unit, with some projects starting at 50 million baht per unit and even reaching 80 million baht.

Recently, the Sansiri Group launched a new project, “SANSIRI 10 EAST”, on a 165-rai site valued at over 18 billion baht, which is a significant factor in enhancing the potential of the surrounding area, particularly around kilometer 10 of Bangna-Trad road. This project features a large area with four brands located together, offering luxury homes starting at no less than 20 million baht per unit, with some projects starting at over 100 million baht per unit. There are reports that the highest selling price may reach 500 million baht per unit, making Sansiri the only developer with both Luxury and Super Luxury projects in the same area along Bangna-Trad road.
