MQDC (Magnolia Quality Development Corporation Limited), a leading real estate developer, has restructured its management team by appointing Mr. Suttha Ruangchaiphaiboon as the Chief Executive Officer. The focus is on generating revenue and delivering the flagship project "The Forestias," while Mr. Wisit Malaisirirat has been promoted to Chairman of the Board and Executive Chairman.


Mr. Suttha Ruangchaiphaiboon, CEO of MQDC, stated that in 2024, MQDC is ready to move forward with full force, aiming for total sales and transfers of 30 billion baht. Currently, the flagship project 'The Forestias' is over 70% complete. The first phase of residential projects led by the Whizdom condominium brand is now ready for transfer and occupancy, including Whizdom The Forestias Mytopia and Whizdom The Forestias Destinia.

Projects nearing completion and ready for transfer this year include Whizdom The Forestias Petopia, Mulberry Grove The Forestias Villas, which is a cluster home developed under the concept of communal living for large families, and Mulberry Grove The Forestias Condominiums. Additionally, there are residences designed for residents aged 50 and above, such as The Aspen Tree The Forestias, a luxury resort-style residential project under the Six Senses brand.

Furthermore, Mr. Suttha mentioned that in 2024, the focus will be on generating income for the group. Since the COVID-19 crisis in 2020, the company has continued construction on The Forestias, a large-scale project with significant investment, without halting any construction. The first phase is now complete and ready for occupancy, with subsequent phases expected to be completed and ready for transfer within this year. The mission for this year is primarily focused on development, sales, and delivery of this project to customers.

In addition to emphasizing its strengths as a themed project, MQDC will continue its policy of providing a 30-year warranty under the 30-Year Warranty program for all customers, ensuring that MQDC remains a leader in quality.

“The 30-year warranty is a strong selling point that MQDC offers to all residents in every project, ensuring their satisfaction and confidence in MQDC,” Mr. Suttha stated. The 30-year residential warranty is managed by the Premium Care by MQDC team, which helps alleviate residents' concerns regarding maintenance and repairs in four main areas: building structure, water leakage, window and door functionality, and plumbing and electrical issues.

This 30-year warranty is one of the outcomes of MQDC's MQDC Standard, developed by the RISC by MQDC research center, which serves as a standard for project development across MQDC, focusing on energy conservation, durability, and enhancing quality of life, supported by research on resident behavior and psychology.

Mr. Suttha also emphasized the importance of continuing MQDC's core mission of sustainability, focusing on being a leader in innovation for sustainability, or Sustainnovation, alongside real estate development to create a better quality of life for all beings, or For All Well-Being. MQDC has officially announced its commitment to operate with a goal of being "Nature Positive & Carbon Negative by 2050" as a core mission since 2023.

“Setting the goal of Carbon Negative by 2050 is a challenging mission, but I believe it can be achieved. We are working with a team of designers, consultants, and RISC by MQDC, which is dedicated to researching sustainability innovations. From our large project, The Forestias, we have already reduced carbon dioxide emissions by decreasing overall energy consumption, managing energy with a District Cooling System, utilizing renewable energy from solar cells, and absorbing carbon dioxide with trees, aiming to reduce emissions by 40,000 tons per year,” Mr. Suttha explained.

Additionally, Mr. Suttha stated that MQDC recognizes the diverse benefits of AI, which aligns with its focus on innovation leadership. MQDC has collaborated with global institutions to incorporate AI technology to enhance capabilities and efficiency in management, project development, and facility management, with visible results in the pilot project, The Forestias.

Mr. Suttha has over 30 years of experience in developing large-scale real estate and mixed-use projects in the United States, including campus development in Alston for Harvard University, the World Trade Center redevelopment, and the East Side Access project at Grand Central Station in New York City, as well as various projects at Los Angeles International Airport (LAX). He has also worked on projects in Thailand, such as True Digital Park, and has been with MQDC for 12 years before taking on the CEO position.
