FTREIT has delivered outstanding performance for the fiscal year 2023 (October 2022 - September 2023), reaffirming its position as Thailand's leading industrial REIT with total revenue of 3,779.1 million baht, an increase of 3.7%. The net investment profit reached 2,493.5 million baht, thanks to strong management performance. The trust has continued to invest in acquiring properties both within and outside the group, adding over 120,000 sq. m. to its portfolio, bringing the total area under management close to 2.3 million sq. m. This makes it the industrial trust with the largest rental space in the country, preparing to pay a dividend for Q4/2023 (July-September 2023) at 0.1870 baht per unit, totaling a dividend payout of 0.7480 baht per unit for the entire fiscal year 2023, a growth of 5.8% from the previous year.

Mr. Thanaratch Boonyakosol, Managing Director of Frasers Property Industrial REIT Management (Thailand) Co., Ltd., or “FIRM,” as the manager of the trust for investment in real estate and leasehold rights for industrial properties, stated that the company has effectively managed FTREIT in fiscal year 2023 (October 2022 - September 2023) according to the set goals, benefiting from strong rental income growth from factories and warehouses with high customer occupancy, reflected in an average occupancy rate of 86.2%.

Additionally, FTREIT has successfully executed its asset acquisition plan within the Frasers Property group in Thailand, acquiring 25 units of factories and warehouses totaling over 57,000 sq. m., and outside the group from Tip Holding Co., Ltd. in the TIP9 project, which includes 9 buildings of factories and warehouses totaling over 70,000 sq. m. This has allowed the company to expand its portfolio area to nearly 2.3 million sq. m., making it the industrial trust with the largest net rental area and the highest freehold area in Thailand, accounting for over 72% of the total rental area, or approximately 1.63 million sq. m.

Meanwhile, the trust is moving forward with building improvements to prepare for operations for tenants, with an increase in new lease contracts during the year, and income from new tenants will be recorded in the next accounting period. The operational results of FTREIT for fiscal year 2023 show total revenue of 3,779.1 million baht, an increase of 134.1 million baht or 3.7% compared to the previous year, with a net investment profit of 2,493.5 million baht.

FTREIT is set to pay a quarterly return for Q4/2023 (July-September 2023) at a rate of 0.1870 baht per trust unit, with the XD mark on November 17, 2023, and the record date for shareholders entitled to the dividend on November 20, 2023, with payment scheduled for November 30, 2023. Throughout fiscal year 2023, FTREIT has paid a total return to trust unit holders of 0.7480 baht per unit, representing a growth of approximately 5.8% from the previous year.

For fiscal year 2024, FIRM anticipates that the business of leasing factories and warehouses will continue to grow well, benefiting from the ongoing relocation of production bases in the electronics and automotive sectors. Additionally, the development of infrastructure projects, including the high-speed rail connecting three airports, the U-Tapao airport development project, the Laem Chabang Port Phase 3 development project, and the Map Ta Phut Industrial Port Phase 3 project, will enhance the EEC's potential as a target area for global investors, positively impacting FTREIT's business as well. The trust has prepared a budget for investments in fiscal year 2024 (October 2023 - September 2024) of over 2 billion baht to continue expanding its portfolio for stable and strong growth.
