Get Ready for the 44th "House and Condo Fair" Featuring the Property Solutions Concept to Meet the Needs of 3 Generations of Buyers
Three Real Estate Associations are set to organize the 44th "House and Condo Fair" with the Property Solutions concept, bringing together all sectors of the real estate business in one event to address every housing need, making home ownership easier for consumers. The fair aims to expand its customer base by targeting buyers from three generations simultaneously, increasing sales opportunities for member operators and providing a golden opportunity for Thais to own homes more easily. The event will take place from November 2 to 5, 2023, at Hall 5, LG Floor, Queen Sirikit National Convention Center.

Dr. Tappathep Phakkaranak, Chairman of the Organizing Committee for the 44th House and Condo Fair stated, "The 44th House and Condo Fair is scheduled to take place from November 2 to 5, 2023, at Hall 5, LG Floor, Queen Sirikit National Convention Center. The three organizing associations, comprising the Housing Business Association, the Thai Condominium Association, and the Thai Real Estate Association, have adopted the concept of 'Property Solutions' to convey the role of the fair as a comprehensive marketplace for all housing needs in one place, addressing the lifestyle and demands of consumers from Generation X, Y, and Z. We have gathered over 150 participants, including developers, NPA groups, suppliers of construction materials, sanitary ware, electrical appliances, and leading financial institutions such as Government Housing Bank, Kasikorn Bank, and UOB."

The fair will showcase over 1,000 housing projects from across the country for consumers to choose from, categorized as follows: condominiums 35%, townhouses 30%, single houses 20%, duplex houses 10%, and others such as land and second-hand houses 5%. In terms of project locations, 70% will be in Bangkok and its vicinity, compared to 30% from other provinces, including economic cities like Chiang Mai, Phuket, and Chonburi. Based on sales from the previous fair, condominiums were the most popular product, reflecting current market trends. Dr. Tappathep expects that sales at the 44th fair will follow suit, as condominiums are the primary target for both Generation Y and Z customers, as well as foreign buyers, with the most popular price range being between 3 to 5 million baht, followed by 10 million baht and above.
"Regarding the customer base for the House and Condo Fair, the three associations are continually striving to expand their reach to new consumer groups to increase diversity beyond the primary customer group of Generation Y, who are financially well-prepared. This fair also targets Generation Z, born between 1997 and 2012, as some individuals are now old enough to purchase their own homes due to new job opportunities and income sources in today's society, particularly in the Creator Economy. Additionally, these younger homeowners often receive financial support from older relatives, allowing Generation Z to grow into the main group of real estate buyers, replacing Generation X in the near future. Therefore, the 44th House and Condo Fair is expected to attract an increasing number of Generation Z consumers, with an estimated total attendance of 80,000 people over the four days, comprising approximately 15% from Generation X, 70% from Generation Y, 10% from Generation Z, and 5% from others."
For public relations, the associations have combined various media channels, including television, radio, and leading news websites, as well as social media across all platforms such as Facebook, Instagram, Line OA, YouTube, and TikTok. They have also utilized Out of Home media, such as screens in MRT stations connecting Silom and Sukhumvit stations, and Digital Billboards at Asoke, Queen Sirikit National Convention Center, and Bonkai, Rama 4. Additionally, they have engaged well-known KOLs in the real estate sector to promote the event, aiming to reach the target audience across all three generations, with a total PR budget of around 22 million baht.
Moreover, the organizing committee has prepared promotions to delight consumers, such as a chance to win 10 baht of gold and electrical appliances for those who book housing at the fair, with total prizes worth nearly 600,000 baht. There will also be special campaigns from participating projects, including cash discounts, cars, and many more. Importantly, leading financial institutions will be present to provide advice and loan services for those interested in purchasing housing, making access to financing easier.

"The demand for housing remains constant; however, various factors at different times will influence the purchasing decisions of each consumer group. Similarly, operators must adapt to changing conditions, including inflation affecting labor costs, construction material prices, fuel costs, interest rates, and most importantly, consumer demand. One key to driving the real estate business cycle, both in terms of supply and demand, is government support measures. The chairpersons of the three associations have previously advised the government through the media on measures such as first-time homebuyer incentives to stimulate the entire supply chain business, extending the LTV exemption period, and expanding the scope of mortgage and transfer fee reductions to cover homes of all price levels, not just those under 3 million baht, as well as reducing the land and building tax rates in a tiered manner, in addition to stimulating the overall economy of the country through tourism, exports, and continuous infrastructure development," Dr. Tappathep concluded.
The 44th House and Condo Fair will take place from November 2 to 5, 2023, from 10:00 AM to 8:00 PM at Hall 5, LG Floor, Queen Sirikit National Convention Center.
