Mr. Phanom Kanjanathiemthao, Chairman of Knight Frank Thailand, a leader in property management, revealed that Knight Frank Thailand aims to revolutionize project management and elevate service quality by integrating modern, high-efficiency technology across various departments for improved operations for office and condominium owners under the names KF Care and OBMS.

KF Care is an application designed for efficient condominium management, consolidating various functions in one place to enable asset managers and residents to manage information effectively. Key features include news notifications that centralize information such as building regulations, activity announcements, and community news; payment reminders that facilitate payment notifications and receipt uploads for smoother and more transparent condominium management; and maintenance service requests that simplify the process of reporting building issues and maintenance, ensuring quick responses and effective tracking. The system schedules equipment inspections, assigns tasks, and notifies relevant parties. Package notifications and common area reservations are also included in this application. Another standout feature of KF Care is its integration with the company's accounting software, enhancing financial management convenience and providing easy alerts for various expenses to management, leading to systematic tracking and recording.

OBMS, or the Office Building Management System, is a comprehensive system with numerous functions developed by Knight Frank to efficiently manage modern office buildings. It serves as a backend system, comprising functions such as: 1. Building management, which centralizes data storage and management; 2. Engagement, providing various services such as repair requests, package management, and concierge services; 3. Maintenance, tracking history and usage of utilities including electricity, water, and gas; 4. Inventory management; 5. Accounting management; 6. Management of external contractors, such as security, cleaning, gardening, and maintenance services; and finally, 7. Lease management.

The “Engagement” function in the OBMS system also includes a user application called KF Engagement, which focuses on enhancing convenience and speed through various services such as building activities and news, 24-hour common area reservations, online equipment repair notifications, a directory of shops and services, mail and package status notifications, and reminders for service fee payments. KF Engagement is also connected to the company's accounting software for more streamlined management.
