Noble Development Clarifies Facts: New Noble Ratchada Ladprao and Noble Revolve Ratchada Construction is Fully Legal
Noble Development Public Company Limited clarifies the facts regarding the New Noble Ratchada Ladprao and Noble Revolve Ratchada projects, stating that the construction is fully compliant with the law.
In response to the information disseminated about the New Noble Ratchada Ladprao and Noble Revolve Ratchada projects, the company would like to clarify as follows:
1. The New Noble Ratchada Ladprao project has obtained construction permission, utilizing the entrance and exit from Ratchadaphisek Road [which is the entrance and exit of the parking building of the Mass Rapid Transit Authority of Thailand (MRTA)]. The original land of the project had access to a public road but was expropriated by the MRTA, resulting in the project site having no access. Therefore, the MRTA appropriately allowed the use of the parking building's entrance and exit as the project's access point, preserving the right to use the original access to the public road prior to the expropriation without a specified time limit. The MRTA's permission to use this access does not undermine the original purpose of the expropriation, and the MRTA continues to utilize the land for its intended purpose. The parking building has been operational for the public since 2004 to the present. This case clearly shows that the usage is in accordance with the original purpose and that there have been no modifications to the existing usage, no relocation, or changes to the width of the entrance and exit. Thus, the project's access is in compliance with the law.
2. The Noble Revolve Ratchada and Noble Revolve Ratchada 2 projects have also obtained construction permission, utilizing the entrance and exit from Ratchadaphisek Road, Soi 6. The original land of the project was partially expropriated by the MRTA to construct the underground subway station at the Cultural Center, the parking building, and additional parking areas, resulting in the project site having no access. Therefore, the MRTA appropriately allowed the use of a portion of the land for the purpose of access to the project, preserving the right to use the original access to the public road prior to the expropriation without a specified time limit. The MRTA's permission to use this land is in accordance with the original purpose, with no modifications to the existing usage, no relocation, or changes to the width of the entrance and exit. The MRTA has historically used this land as access to the parking area, making this permissible. Additionally, the company has registered another portion of its land as an easement for shared access between the Noble Revolve Ratchada and Noble Revolve Ratchada 2 projects. Therefore, the project's access is also in compliance with the law.
The company assures its customers and confirms that the New Noble Ratchada Ladprao, Noble Revolve Ratchada, and Noble Revolve Ratchada 2 projects have received construction permits in full compliance with the law and that the construction has been carried out legally in every aspect.
