MJD Expands into Horizontal Market with Launch of 'MAYFIELD', New Luxury Home Brand Aiming for 7 Billion Baht in Sales This Year
Major Development is making strides in the horizontal market with the launch of 'MAYFIELD', a new luxury home brand in three locations: Ratchada-Ladprao, Ramindra-Khubon, and Pinklao, valued at 4 billion baht. The company aims for total sales of 7 billion baht this year, while keeping an eye on potential risks from political factors that may affect consumer confidence.

Dr. Surya Poonsawad, Managing Director of Major Development Public Company Limited stated that the real estate market in the luxury segment can still grow in the second half of the year, driven by high-income customers who are not affected by the economic slowdown. Post-COVID, this group has shown increased demand for luxury homes, seeking to expand their living spaces for families in quality communities that meet their lifestyle needs. However, caution is advised regarding political uncertainties that could impact customer and investor confidence. As for foreign customers, the market is currently recovering, with tourism picking up, leading some to return to purchase properties in Thailand.
For its business plan in 2023, the company plans to launch a total of 7 new projects valued at 15 billion baht, including 5 horizontal projects worth 7 billion baht under the MAYFIELD brand (3 projects), Mallton Gate (1 project), and Ten and Only, which will increase the proportion of horizontal projects in the company's portfolio to 40%.

Additionally, the company is preparing to launch 2 condominium projects valued at 8 billion baht in Phayathai (5 billion baht) and Sukhumvit (3 billion baht). Both projects are currently under feasibility review, and there are potential joint venture partners from Korea and Japan interested in collaborating. If all goes according to plan, the projects are expected to launch in the fourth quarter of this year, with starting prices around 300,000 baht per square meter.
In 2023, the company targets sales of 7 billion baht, split evenly between horizontal projects (3.5 billion baht) and condominiums (3.5 billion baht), with a total transfer target of 5 billion baht from all projects launched this year.
Recently, the company unveiled its new brand 'MAYFIELD' in three prime locations in Bangkok: Ratchada-Ladprao, Ramindra-Khubon, and Pinklao, with a total project value of 4 billion baht. The concept emphasizes 'HOME IS WHERE YOUR HEART IS', integrating nature, life, family, and living spaces into one to fulfill the self-fulfillment of a new lifestyle.


The first project launched is 'MAYFIELD Pinklao', a premium 3-4 story townhouse in Urban Modern Classic style, comprising 68 units valued at 1 billion baht. The highlight is the innovative 'VENTILATION SURFACE' that allows airflow, reducing temperature and promoting energy efficiency. Additionally, there are gaps between houses to ensure comfortable living akin to detached homes. The courtyard house design includes elevators for every unit and multiple green spaces within the homes.
There are two house models available:
Terrace Model with usable area of 290.4 sq.m.
A 4-story house featuring 3 bedrooms, 4 bathrooms, 2 parking spaces, a private rooftop, and a master bedroom occupying an entire floor like a penthouse, along with a double-space living area.



Courtyard Model with usable area of 327 – 394.6 sq.m.
A 3.5-story house featuring 4 bedrooms, 5 bathrooms, 1 double space (courtyard), 2 kitchens (Thai and European), 3 parking spaces, and a private elevator, with a bedroom on the first floor and rooftop space.
Located in Soi Borommaratchachonnani 6, opposite Central Pinklao, near the Si Rat-Outer Ring Expressway and Bang Bhamru toll gate, close to the Blue Line subway station at Bang Yi Khan and the Light Red Line station at Bang Bhamru, and just 10 minutes from Siriraj Hospital. Prices start at 14.5 million baht, with around 25% already booked by VVIP customers, and it is expected that during the pre-sale on July 22-23, another 25% will be reserved, indicating that MAYFIELD Pinklao is likely to sell out quickly.




Two more projects are set to launch in the fourth quarter of this year. The MAYFIELD LANE RATCHADA LADPRAO project will feature 11 units of private residences valued at 520 million baht, with prices starting at 39.9 million baht.
Located in Soi Ladprao 26, it offers 3 house models in 3 styles: SPRINGFIELD (369.5 – 410.5 sq.m.), TWIN PINE (454 sq.m.), and WESTWOOD (375 sq.m.). Each house is uniquely designed to emphasize spaciousness with a double volume of 6.7 meters and a multi-purpose space of 3 meters, with structural preparations for a swimming pool area, allowing customers to choose the size they desire, along with a private elevator and a central courtyard for each house.
The MAYFIELD RAMINDRA KHUBON project, valued at 2.5 billion baht, will feature single-family homes ranging from 224.4 - 299.53 sq.m., with 167 units on over 40 rai of land, located near Fashion Island and Safari World. It offers 3 house models with parking for 3 cars, designed in a European Farmhouse style with large green spaces in the center of the project for convenient access from all homes, starting at 13.9 million baht.
